Happy Birthday America! Humans appear to have the need to be fiercely independent. Looking back, we should probably be cheering as soon as we leave our mother's womb instead of crying. Most children spend the next 17-20 years trying to prove they are unique and capable of being independent until they finally move out on their own. As they enter the work force, many immediately resent management and feel they are capable of doing the job better, even if they don't yet understand the big picture. Some truly do end up with better ways to do business and they themselves become future managers

I am super excited to have just ordered Google's Project Tango Developer Kit! I hope that I can team up with a Boise State University intern and / or my web guru friends at www.TourRE.com that might be willing to help me implement this great tool for my real estate brokerage - Progressive Realty Corporation. I thought about buying a Matterport camera, but the idea of lugging a $4,500 camera didn't really apeal to me. However, this device is about the size of a tablet computer instead. I am amazed that many Realtors still have not come into the digital age and invested in a digital camera. I was trying to remember when I first invested in my first digital camera and think it was back in 1999 when I got my Certified Residential Specialist (CRS) designation from the National Association of Realtors. I still have mine and use it when I teach e-PRO classes to impress my students with my "state of the art" technology. I am seeing an uptick in the use of Adjustable Rate and Hybrid Mortages and for good reason. Too many people used Adjustable Rate Mortgages in the past to leverage their purchasing power to buy more home than they could afford hoping their financial and property values would improve faster than the potential of the raising rate of their mortgage. Unfortunately, many of them since learned that hope is not an effective strategy. But, for the right consumer Adjustable Rate Mortgages can still make perfect sense. Americans are mobile and move to follow their job opportunities, their children, their parents or their dreams.

Did you know that in Ada County (Boise Idaho) in March, we closed 108 more single family residential homes in 2015 than we did in March of 2014? In Ada County, for March of 2014, 580 single family homes closed according to statistics obtained via the Intermountain MLS. In March of 2015, that number jumped to 688 homes closed in Ada County. That is an 18.6% increase in real estate sales over 2014. Based on current inventory and last months sales volume, we only have about 2.3 months of inventory (when you take out To Be Built new homes and homes that already have

I find it extremely frustrating that a person with good credit can buy this brand motor home with a MSRP of $280,230 and drive it off the lot the same day and who knows where it will be tomorrow. Yet to buy this home which which is stationary and typically appreciates instead of depreciates, it will take roughly a month for a mortgage company to process all the required paperwork and close! Even in case of flood, fire or tornado, the motor home will be no where to be found and offer no collateral for the lender and

February was yet another great month for the Boise Idaho real estate market. Here is a quick snapshot from the Ada County Association of Realtor's of how our market compares with this time last year. It looks like another great year shaping up! I know I am personally busier now than I typically am during the late spring market. Samsung blurred the lines years ago when they released their Galaxy Note calling it a "phablet" - a hybrid between a phone and a tablet. I am about to blur the lines even further. I just upgraded from the Samsung Galaxy Note 2 to the Note 4 and love testing how far I can push it. Using it with the S-Pen is Phab-ulous; however, why not add a bluetooth keyboard to make it a micro laptop? I was just on Amazon and found this great set up and going to order it now!

I believe in full disclosure and absolutely detest being asked by a lender to remove something from a sale that is actually being included trying to fit their requirements into my transaction! For example, again today, I had a lender call me up telling me to remove shelving from a real estate purchase and sales contract since their mortgage only deals with real property and since the shelves are not attached, they are personal property. While they are correct about they "type" of property, I didn't write the contract for the lender, I wrote it to be clear and concise as

This buyer has a better grasp of how to sell real estate than most Realtors I know! Even though this type of client intimidates many Realtors, I welcome them and all their questions. Today is a great day for skiers and snow boarders at Bogus Basin. Not only do they have incredible amounts of new snow, but they are opening the newly upgraded Superior Chairlift as a high-speed detachable quad lift! Old timers like me still call it Chair 3. They will also be opening Bitterroot Basin (chair 5) and Pine Creek (chair 6). Bogus went from one extreme to another with this year crushing an unfortunate record - their latest opening. We went from that to now having a 49” base thanks to this storm. On the 18th, they got 10”

It is almost impossible to know how accurate a website is when you are searching for homes online. Websites have different reasons for posting homes for sale and therefore you will find different levels of data and data integrity. Think back a few years ago when the various real estate booklets were popular (Harmon Homes, Homes and Land, Real Estate Book, etc) which had print deadlines roughly 2-3 weeks prior to printing then only published every month so you could have a listing sell even prior to publication! Some websites require individual agents and consumers to upload and update their listings.
