Update:  This home was taken off the market back in 2011 but will be relisted in 2014 after some updates are completed.
Great new listing in Meridian, Idaho.  I had this home built for these clients back in 2003 and now it is time for them to move on to the next chapter of their lives.  Great 4 bedroom 2.5 bath home in a very convenient community complete with pool, tot lot and large park.  Possible lease purchase opportunity!

As a Realtor in Boise, Idaho; I don't even have a bricks and mortar office.  My company is web based since I see no benefit (to my clients) to meet me in an office environment to make a residential decision.  Our job as a Realtor is to help buyers and sellers improve their lives and their lifestyle by helping with their most important personal investment, their home!
I still prefer to meet them at their property instead of in an office or coffee shop to start with so I have pushed all my technology tools to my iPad or the internet … (2 comments)

Sometimes, perception is better than reality.  That is a profound statement, but what and how does it relate to the real estate market?  I call it the psychology of real estate sales.
In my 20 years as a Realtor in Boise, Idaho; I have learned a lot of ways to use technology to make my life easier, better, faster.  Instead of a million dollar producer, I exceeded the $6 million dollar man (annual production) thanks to being an early adopter of technology.

NSP funding stands for "Neighborhood Stabilitzation Program" and is THE BEST housing stimulous program!
Too many banks are trying to sell their REO inventory based on 30 day pricing instead of the typical 3 - 9 months it is typically taking to asbsorb a listing in most markets.  They don't realize when chasing their tail downward in price on overy listing, it is impossible to ever dig out of this hole!

For years, I have realized that lenders typically do not accept "partial payments" when a home owner is in foreclosure after the notice of default is served.  However, if they invoke the "assignment of rents" clause in many deeds of trust, isn't that effectively accepting partial payments?  If a lender doesn't want to accept the rent payment, what happens to it?
I am starting to get a number of renters that are turning into buyers because they are tired of worrying if their home is going to get foreclosed on even if they are making their payments to their landlord.

QR Codes are finally catching on for real estate, but it is amazing how few people are taking the time to research them when there is so much data readily available.  For example, here on ActiveRain, there are already 1,000 posts about them.  If you go to Google, and type in "QR Code" you will currently find "about 42,600,000 results"!  If you try to narrow that down to "QR Codes for real estate", you still have 17,100 results and that number is probably going to be up a few hundred more by the time I post this blog!

It sounds like Google doesn't take the word "No" sitting down.  When they made the offer to acquire Groupon for $6 Billion (yes with a "B") and were turned down, they decided to launch their own!

There are many ways to rank who the top builder is, but in this particular blog, I am only ranking them based on the number homes that show up as sold in the Intermountain MLS from 1/1/2010 to 12/31/2010.
At least for 2010, it doesn’t matter if you judged based on number of homes built in Ada County or if you judged based on the total value of homes built by a builder in Ada County in 2010, you would reach the same builder – CBH Homes (Corey Barton)!  CBH Homes closed an impressive 194 homes in Ada County in … (4 comments)

I am only familiar with two digital signature companies that are familiar with the real estate industry.  I have talked to both companies but have only personally used Authentidate's Inscribe Office.
I would appreciate feedback from anyone that has used both systems as to which one they prefer and why.  I will activate a 30 day trial on Docusign today and then post my comments as I compare as well.

I have been a Realtor in Boise, Idaho for nearly 19 years and have never seen such a great time to build a new home!  It will NEVER be this affordable again for the following reasons: Some lots are being sold at less than the cost to develop them (replacement cost are higher after these are gone)! Tax Credits.  If you wait till May to write an offer, you will loose the tax credits!  You can still write a contract by April 30th to build a home but it has to be completed and closed by June! Great investment opportunity for developers or builders!  This property is being sold October 8th via auction on behalf of the bank.  It has 14.227 acres and proposed for 23 building lots of just under a half acre each.
