I have been a Realtor for 18 years here in the Boise, Idaho. I finally decided last year to start building my own company instead of helping other owners build theirs. As I hire additional agents, one question that keeps coming up is "What is the best advice you can give me to get started?" I used to say what my first broker taught me "Luck is a funny thing, the harder you work, the luckier you get!" Then, I realized I needed to be much more specific. I was one of the first Realtors in the State of Idaho to write an offer for a buyer using the Neighborhood Stabilization Program (NSP) Program. It is a great program because instead of discounting a homes value driving the neighborhood prices even lower, it allows them to be purchased, fixed up and resold using NSP funds and then allows for carrying back up to a 20% second deed of trust at 0% interest with no payments (on an as need basis) to keep the valuations up without impacting the buyers payments! I just learned of an interesting new feature by Google called Sidewiki www.google.com/sidewiki It is a new feature of the Google Toolbar (currently available on IE and Firefox surprisingly not yet on Chrome). Essentially this can create a sidebar wiki entry for every website which makes it available for public comment and feedback. This creates a very unique new realm of social networking opportunties and threats! Useful features: include learning from others that have been there before you; customer satisfaction ratings; if you have a great reputation, it can really work for you since it can become a rating system (14 comments)

I was pleased to have my second ActiveRain referral come through yesterday, but this one was quite unique. I got a call from Lenn Harley in Virginia yesterday interviewing me prior to having me take a lead for her. She mentioned she found me on ActiveRain. I didn't think much about it until she told me the person contacted her from Boise via one of her blogs and asked if she could refer him to a local agent in Boise familiar with VA Compromise Sales.
I contacted him, did a CMA for him and will be listing his home tomorrow. I (82 comments)
jim paulson boise realtor: Has anyone tried to use a HP Media Center PC as a mobile tablet PC?

I am about to buy another Tablet PC after loving mine for the past four years. It is a Gateway with a 14" monitor that have been quite the work horse. Unfortunately, the sound card died, so I pretty much need a new mother board or tablet. I have also been thinking about gettting one of the HP Media Center PC's with Touchsmart technology. Then, I just thought why not just buy the one beast and lug it around as a Tablet on steroids! Even with a 22" screen, it is probably lighter than my 4 year old Tablet. Only problem (5 comments)
jim paulson boise realtor: Consumer Credit Debt Finally Declining In US!

I was initially surprised to hear the Federal Reserve claim that consumer credit debt fell in July of this year by $21.6 billion which is an annual rate of 10.5%! It was the biggest decline since record keeping began in 1943. After I thought about it, I realized that the credit tightening and write downs of existing debt probably both had a lot to do with these numbers, not just consumer spending habits and desires. Just another $2.47 trillion to go before we balance the consumer debt in this country! (2 comments)
