A few years ago I came up with an exciting new approach to converting open house visitors to clients.  I am a pretty laid back Realtor since I have been in the business for 23 years and my past clients and referrals keep me fairly busy.  However, I still do open houses to placate my sellers even though I admit that NAR statistics show less than 5% of the sales are the result of an open house.

I was very impressed with a Realtor here in the Boise area today so I thought I would share her wisdom.
There is home one of my clients wanted to see because it was a 1928 sq. ft. 4 bedroom 2.5 bath home with a 2 car garage built in 1995 for only $50,000.  Four years ago, the lot would have cost that!  The listing mentioned in the remarks that the home needed work and had mold damage.  For showing instructions, it said to call for additional disclosures for an access code for the lockbox.  Usually that frustrates me since I … (7 comments)

Unfortunately, many consumers do not take the time to research and compare real estate agents.  Realtors are not a commodity and even within the exact same office, their services will be greatly varied since they are "Independent Contractors" licensed with a broker at their company.  Ultimately, it is up to each individual Realtor as to what tools they invest in and what advertising and marketing they are willing to commit to! I was really surprised this week when one of my clients was getting pre-approved for a home purchase.  This young couple is upwardly mobile with a growing family and needs a larger home.  I thought they would be a "slam dunk" since they have:

In Boise, Idaho it seams that people sell a home and traditionally buy one for about 50% more than what they sold for (unless they are retiring or buying/selling investment property). This may not initially sound logical that by selling your home for less money today, that you can actually net more equity, but check out the math. Assuming property values have dropped 20% from when you bought your home (or wish you would have sold it in the peak in 2005) and you are going to buy a more expensive home at 150% of the sales price. Many Realtors struggle in this market trying to figure out the right comparables for their listings.  Even proverbial 3 bedroom 2 bath family homes are impacted by short sale and foreclosure pricing; however, think of how difficult it must be to do an effective market analysis on true estate properties.
