jim paulson progressive realty: 2018 Meridian Idaho Real Estate Market Summary - 01/20/19 08:05 AM
If you are thinking of buying or selling a home in the Boise, Idaho area, you need to start by looking at statistics of where the market is first!  You need to drill down to the type of property specific to your situation.
This blog is designed to be a mile high overview of the market in Meridian (adjacent to Boise).  I chose to report on Meridian instead of Boise since that is where a lot of the growth is and the homes are newer than Boise.  I am also going to drill down to just resale homes, since new homes skew … (0 comments)

jim paulson progressive realty: Try this bold open house tip for Realtors - 01/22/15 07:31 PM
A few years ago I came up with an exciting new approach to converting open house visitors to clients.  I am a pretty laid back Realtor since I have been in the business for 23 years and my past clients and referrals keep me fairly busy.  However, I still do open houses to placate my sellers even though I admit that NAR statistics show less than 5% of the sales are the result of an open house.
Typically, the people that visit my open houses do not have a Realtor yet or else their Realtor would have already shown the house … (5 comments)

jim paulson progressive realty: My compliments to another local Realtor for her professionalism! - 04/10/11 01:36 PM
I was very impressed with a Realtor here in the Boise area today so I thought I would share her wisdom.
There is home one of my clients wanted to see because it was a 1928 sq. ft. 4 bedroom 2.5 bath home with a 2 car garage built in 1995 for only $50,000.  Four years ago, the lot would have cost that!  The listing mentioned in the remarks that the home needed work and had mold damage.  For showing instructions, it said to call for additional disclosures for an access code for the lockbox.  Usually that frustrates me since I … (7 comments)

jim paulson progressive realty: Brokers Council of idaho - Independent real estate brokers working together - 03/02/11 03:06 AM
I have worked for many different franchised real estate companies in Idaho.  When I started Progressive Realty Corporation as an "independent" or "non franchised" company, one of the first things I did was join the Broker's Council of Idaho.
This is a very powerful group comprised of small brokerages sharing ideas and promoting their clients needs and wants on a weekly basis in Boise, Idaho.  We have over two dozen real estate companies that are members of our group in addition to several title companies, mortgage companies, handymen, painters, home inspectors and more.
We get together every Tuesday morning like many … (0 comments)

jim paulson progressive realty: How to identify a meth lab - Dog Gone Funny! - 01/30/11 05:29 AM
In today's society meth has become an increasing problem.  It is running rampant through our schools and our communities.  Therefore, I am doing my part to help identify what a meth lab looks like.  Study it and watch for it before your community goes to the dogs!

jim paulson progressive realty: Franchised Real Estate verses Independent Brokerages - 01/09/11 06:54 AM
Unfortunately, many consumers do not take the time to research and compare real estate agents.  Realtors are not a commodity and even within the exact same office, their services will be greatly varied since they are "Independent Contractors" licensed with a broker at their company.  Ultimately, it is up to each individual Realtor as to what tools they invest in and what advertising and marketing they are willing to commit to! I have worked for many great real estate "franchises" like Coldwell Banker, John L. Scott, and three separate RE/MAX offices prior to opening my own independent real estate brokerage in … (5 comments)

jim paulson progressive realty: Another reason to get your buyer's pre-approved - 12/19/10 07:14 AM
I was really surprised this week when one of my clients was getting pre-approved for a home purchase.  This young couple is upwardly mobile with a growing family and needs a larger home.  I thought they would be a "slam dunk" since they have:
great credit; good jobs,  no car payments; no credit card debt; only owe about another $8,000 on student loans However, the lender tells me: If the home they are inheriting out of state free and clear records prior to their closing the new home, it will be considered a liability since they will have to show things … (9 comments)

jim paulson progressive realty: What to expect regarding Boise Real Estate through the end of the 2010 - 11/20/10 07:08 AM
Should you buy or sell real estate during the holidays?  I always get this question this time of the year as people wonder what to do and to gauge the Boise real estate market.  I do not claim to be able to accurately forecast the future, but I do continuously research the past and try to learn from it.  I just checked the Intermountain MLS and so far this month (November 1 - November 19th) there have been 457 residential listings in Ada County that have reported new offers on them (contingent or pending offers).    That shows current sales that occurred that … (0 comments)

jim paulson progressive realty: Did you save money by not selling your home at the peak? - 11/19/10 08:34 AM
In Boise, Idaho it seams that people sell a home and traditionally buy one for about 50% more than what they sold for (unless they are retiring or buying/selling investment property). This may not initially sound logical that by selling your home for less money today, that you can actually net more equity, but check out the math. Assuming property values have dropped 20% from when you bought your home (or wish you would have sold it in the peak in 2005) and you are going to buy a more expensive home at 150% of the sales price. In 2005 your … (0 comments)

jim paulson progressive realty: Was the Helmsley Mansion listed $90 million too high? - 10/08/10 08:46 AM
Many Realtors struggle in this market trying to figure out the right comparables for their listings.  Even proverbial 3 bedroom 2 bath family homes are impacted by short sale and foreclosure pricing; however, think of how difficult it must be to do an effective market analysis on true estate properties.
A great example is the recent sale of the Helmsley Mansion in Greenwich, Conn.  http://www.greenwichtime.com/default/article/What-a-steal-Helmsley-estate-sells-for-35M-688860.php  This parcel was listed in 2008 for $125 million.  Did it look like a bargain when it was relisted for $55 million?  Was the $70 million price reduction enough to make it the largest price reduction … (47 comments)
