jim paulson: Example of a bank email scam - 08/25/11 10:17 AM
If you do much online, you probably get your share of online scams.  Some of them do a pretty effective job of spoofing the email addresses of major companies.  Some of them scape logos and images to make them look really official.

I had to laugh at this one today since it says it is regarding my Chase account, yet they used a Bank of America spoofed email address.  If they didn't make this glaring mistake, you could still typically "mouse over" their lnks to see if they actually to to what they say their are going to.

I was shocked this morning (May 23, 2011) as I read my email and read my ActiveRain Newsletter.  At the very bottom in the Member Spotlight is someone I have known for nearly 50 years.

I am not sure how and why ActiveRain decided to spotlight me, but I am glad that I read my emailed newsletter.

Once again the Boise State Broncos are helping to put Boise Idaho in the national spotlight.  This time it is thanks to ESPN choosing Boise as the host for College Game Day on September 25th.
All of Boise is a buzz about the extra hype and media coverage.  Local sports bars are thinking since this is an all day event that their sales will out perform those of the last weeks win against Virginia Tech and even beyond both Fiesta Bowl Wins.
The gates to the stadium will open up bright (?) and early Saturday morning at 5:30 AM.  Broadcasting for … (2 comments)

jim paulson: Ada County Idaho Home Sales Analysis - 08/31/10 04:46 PM
I was in a Surround Sound meeting in Boise, Idaho today when a few questions were raised about the strength of our market compared to the national averages.  Since there was a number of different opinions as far as where the market really was, I pulled some statistics to see for myself.
I searched all of Ada County (Boise, Meridian, Eagle, Star and Kuna) and only looked at Single Family Residential Listings, Townhouses and Condos.  I was pleased to see that through July 15, we had already closed 3,506 properties (I didn't include a few properties that didn't report a sold … (2 comments)

jim paulson: Active Rain Leaderboard - I finally made the top 10 for Idaho Realtors! - 08/20/10 06:53 PM
I really enjoy the time on ActiveRain and it is really starting to pay off for me.  Just this week, I have had two Realtors contact me for referrals including a listing in South East Boise and an investor coming to town tomorrow.
I finally broke the top 10 list for Realtors in Idaho on the AR Leaderboard as well.  I am honored to be a featured agent in both Ada County and for Boise!

I like the Leaderboard format since I can see how I rate among my peers for my blog post to feature ratios.  There is one … (20 comments)

jim paulson: Basic real estate economic principles - don't generalize the market - specialize and define it! - 08/20/10 07:24 AM
As the owner/broker of Progressive Realty Corporation in Boise, Idaho and as the 2010 President of the Ada County Association of Realtors, I am always being asked "Have we hit the bottom?".  My answer is typically "The bottom of what?".
All real estate is local and each home, or property, is unique!  I won't make such broad statements about the market since that tends to commoditize our industry.  Here in the Boise, Idaho area, I have seen some areas begin to appreciate while others decline.
It really boils down to basic economic principles.  The mass media is always focusing on "macro economics" and … (5 comments)

jim paulson: Beware of the accuracy of real estate website portals! (Part 2) - 07/18/10 08:58 AM
I just posted an article on this and now it is time to dig even deeper into the differences of some of the online consumer portals.

When I went to Cyberhomes, they had a link called "About our data".  When I clicked it, I got this message:

I was not able to do a specific valuation on the home but they did use "heat maps" and ranges of data.

On Homes.com, their disclaimer says it all:
"The home values presented above are based on public record sources where available, or calculated estimates based on available information … (3 comments)

jim paulson: Business Darwinism - If you don't evolve you will die! - 07/11/10 05:44 AM
I have always been intrigued by the creation vs. evolution theories that are out there.  It doesn't matter at this point how we got here, but if we don't want to go the way of the dinosaurs, we better think about how we might want to "evolve" our business models.
For example, when I attended Boise State University in the early 1980's to get a degree in Marketing, Google didn't even exist.  The God(s) had not yet created it.  Google evolved from a Larry Page and Sergey Brin's "Digital Library Project" when they were Stanford University graduate students.  Back then I … (4 comments)

jim paulson: Consumer Credit Debt Finally Declining In US! - 09/14/09 08:22 AM
I was initially surprised to hear the Federal Reserve claim that consumer credit debt fell in July of this year by $21.6 billion which is an annual rate of 10.5%!  It was the biggest decline since record keeping began in 1943.
After I thought about it, I realized that the credit tightening and write downs of existing debt probably both had a lot to do with these numbers, not just consumer spending habits and desires.
Just another $2.47 trillion to go before we balance the consumer debt in this country!

jim paulson: Proof that Swine Flu started in England in December 1976! - 04/30/09 08:03 PM
As Realtors, we need to be on the bleeding edge to understand new technologies and changes in our environment.  One supposidly new change is the re-emergence of Swine Flu.
I knew I had heard of this years ago, so I went to   and found the history for you.

It appears that this was only one of many works which were actually a collaboration created by several cult style members of a group co founded by Roger Waters and Syd Barrett in England in 1965.    According to Wikipedia,  http://en.wikipedia.org/wiki/Roger_Waters, "Barrett's deteriorating mental health led to increasingly erratic behaviour, rendering him unable to continue … (5 comments)

jim paulson: The RE0/BPO model is horribly broken (for the bank & the Realtor)! - 10/12/08 05:04 AM

I have read lots of posts on Active Rain and elsewhere about BPO’s and the REO market in general.  I started wondering what the fiduciary duty these companies have to their clients (the lending institution).  Do they have to disclose that they are charging:
fees to the Realtors to join their sites to have an “opportunity” to learn if there even are BPO’s in our area; Fees to have access to state or local level data; Fees to buy access to territories like cities or zip codes (with who knows how many other agents doing the same thing); Training … (8 comments)

jim paulson: GOOG411 = Jim's tech tip of the month - October 2008 - 10/08/08 02:21 PM
I almost feel guilty offering Google two positions in a row; however they keep coming up with cool stuff.
My technology tip of the month for October is to use Google Mobile (Goog411) on your cell phone.  Why call the operator and pay a surcharge to have them connect the call when you can call 1-800-GOOG411 for free?

If that isn't cool enough, why not ask them to send you a text message of their number?
Still not cool enough, then have then send you a map.
I am starting to wonder if the historians will have three major … (5 comments)
