I am so incredibly blessed that I truly have a great family! Unfortunately, not everyone can say that. It took a heck of a lot of time, patience, love, and effort; but it was worth every bit!

Did you know there were 356 homes that expired since January 2022 in Ada County (Boise area) in Idaho? There were another 3,416 more residential listings cancelled!
Each has their own reason and story, but many of them were due to false expectations and not staying current with the changing market. Some were do to agents thinking the market was so strong, they didn't have to actually market the house. Others were due to poor negotiating skills causing offers to fall through and the seller getting frustrated.

Going into 2023, it is a much different story than going into 2022. We actually have a lot of inventory to choose from in most areas and price points. Here is a quick snapshot:
These numbers don't mean much without some historical reference. Therefore, here is the same analysis for December of 2022. You will see that there were 641 single family homes closed in December of 2022. That means we have less than 2 months of inventory on the market staring 2023. Most economists say between 3-6 months of inventory is a stable market.

I am always surprised when I get a message like this . . .
I had sent the listing agent an email with questions about a listing. I prefer email so I have a paper trail of their responses. However, since she didn't respond to her email I left a message. That wasn't responded to either.
I see after 195 days on the market, that listing is now "cancelled".
At least if you use various read receipts and email tracking programs you can prove to your clients that you are not the one that dropped the ball!

Did you know that the 30-year mortgage was authorized by Congress in 1948 for new construction homes. Six years later, they allowed existing homes. They haven't changed the term for 68 years!
Now think about car loans. Due to rising prices of cars, lenders have continuously extended the term on car loans to try to make the monthly payments affordable. They went from 2 year terms, to 3. Marketing for a builder is completely different than marketing a resale listing. It is imperative that a builder / developer understand this to make sure their agent is doing the best possible job for them.
One main difference was covered in one of my Advanced Marketing Classes at Boise State University where we learned to sell the "sizzle" not the "steak".
