Sometimes, perception is better than reality.  That is a profound statement, but what and how does it relate to the real estate market?  I call it the psychology of real estate sales.
In my 20 years as a Realtor in Boise, Idaho; I have learned a lot of ways to use technology to make my life easier, better, faster.  Instead of a million dollar producer, I exceeded the $6 million dollar man (annual production) thanks to being an early adopter of technology.

For years, I have realized that lenders typically do not accept "partial payments" when a home owner is in foreclosure after the notice of default is served.  However, if they invoke the "assignment of rents" clause in many deeds of trust, isn't that effectively accepting partial payments?  If a lender doesn't want to accept the rent payment, what happens to it?
I am starting to get a number of renters that are turning into buyers because they are tired of worrying if their home is going to get foreclosed on even if they are making their payments to their landlord.

I was in a Surround Sound meeting in Boise, Idaho today when a few questions were raised about the strength of our market compared to the national averages.  Since there was a number of different opinions as far as where the market really was, I pulled some statistics to see for myself.

I have always been intrigued by the creation vs. evolution theories that are out there.  It doesn't matter at this point how we got here, but if we don't want to go the way of the dinosaurs, we better think about how we might want to "evolve" our business models.

I am only familiar with two digital signature companies that are familiar with the real estate industry.  I have talked to both companies but have only personally used Authentidate's Inscribe Office.

I am about to buy another Tablet PC after loving mine for the past four years.  It is a Gateway with a 14" monitor that have been quite the work horse.  Unfortunately, the sound card died, so I pretty much need a new mother board or tablet.
I have also been thinking about gettting one of the HP Media Center PC's with Touchsmart technology.
Then, I just thought why not just buy the one beast and lug it around as a Tablet on steroids!  Even with a 22" screen, it is probably lighter than my 4 year old Tablet.  Only problem … (5 comments)

progressive realty corp: Consumer Credit Debt Finally Declining In US! - 09/14/09 08:22 AM
I was initially surprised to hear the Federal Reserve claim that consumer credit debt fell in July of this year by $21.6 billion which is an annual rate of 10.5%!  It was the biggest decline since record keeping began in 1943.
After I thought about it, I realized that the credit tightening and write downs of existing debt probably both had a lot to do with these numbers, not just consumer spending habits and desires.
Just another $2.47 trillion to go before we balance the consumer debt in this country!

I have read lots of posts on Active Rain and elsewhere about BPO’s and the REO market in general.  I started wondering what the fiduciary duty these companies have to their clients (the lending institution).  Do they have to disclose that they are charging:
