progressive realty corporation: Is this bad news for the Ada County (Boise) housing market? - 07/12/18 12:03 PM
I was just reading the June 2018 residential house market report for Ada County (Boise, Idaho) and saw some interesting statistics.  Here are a few sound bites:
"lack of inventory" "existing homes fell to . . . " "down 27.3% from the same month last year" However, upon reading the entire article (and the rest of each sentence) you get a much different perspective of the real estate marketing in the Boise area.
"Lack of Inventory":  With the growth of Boise, low interest rates, and challenges finding skilled labor to ramp up building to meet demand, this is true. However, . . … (1 comments)

progressive realty corporation: How many homes did the average Realtor sell in Boise last year? - 02/17/17 05:55 PM
There is a lot of misconception as to how much business a typical Realtor does in a given year. The consumer assumes Realtors sell lots of homes each year since many brag about being a million dollar producer. Keep in mind that if the average home is  $250,000, it only takes four to be a million dollar producer!
According to the Intermountain MLS, there are 3,773 Realtors (including assciate brokers and brokers) whom are members of the Boise Regional Realtors effective February 17, 2017. In 2016, according to the Intermountain MLS, there were 11,938 residential listings sold.  Since we count both the listing and the … (7 comments)

progressive realty corporation: Top ten reasons why renting a home is better than buying one! - 06/26/15 05:00 AM
1.    1.  Taxes suck.  Let your landlord worry about how to handle the tax write offs and tax benefits (less stress).
2.  Pets:  You don’t have to worry about pets (because you can’t have them).
3.  Pride:  No pride of ownership means you can save your pride for things like the Pride Parade or take a trip to the zoo to check out the lion’s pride instead.
4.  Make new friends: (because you landlord will decide to sell for a profit forcing you to move at your expense)
5.  Less chance of a house fire (many rentals don’t have a garage and since most … (6 comments)

progressive realty corporation: Lesson in perception - skiing in Iran? - 06/24/15 03:31 AM
In real estate, I often see my clients jumping to conclusions.  Their perception is their reality.  As we start to reach 100 degrees here in Boise, Idaho, my mind starts to wander to far off places . . . how about snow skiing in Iran . . .
I don't like it when people typically jump to conclusions before they have the facts.  For example, when you think of skiing in Iran do you conjure up images of sand skiing or deep powder on top of one of the 40th highest ski resorts in the world reaching up to 11,800 feet?
This is the … (4 comments)

progressive realty corporation: Google's Project Tango for Real Estate - 05/29/15 09:31 AM
I am super excited to have just ordered Google's Project Tango Developer Kit!
I hope that I can team up with a Boise State University intern and / or my web guru friends at that might be willing to help me implement this great tool for my real estate brokerage - Progressive Realty Corporation.
I thought about buying a Matterport camera, but the idea of lugging a $4,500 camera didn't really apeal to me.  However, this device is about the size of a tablet computer instead.
These devices are mind blowing in that is even being used by NASA to navigate the space station.  Check … (2 comments)

progressive realty corporation: Digital Photography for Realtors - heading toward Virtual Reality - 05/29/15 05:02 AM
I am amazed that many Realtors still have not come into the digital age and invested in a digital camera.
I was trying to remember when I first invested in my first digital camera and think it was back in 1999 when I got my Certified Residential Specialist (CRS) designation from the National Association of Realtors.  I still have mine and use it when I teach e-PRO classes to impress my students with my "state of the art" technology.
This was the first digital camera to sell for under $500 (the original MSRP was $999).  Look at the amazing specs on that beast!  Quality … (6 comments)

progressive realty corporation: The Return of the Adjustable Rate Mortages - 04/24/15 02:07 AM
I am seeing an uptick in the use of Adjustable Rate and Hybrid Mortages and for good reason.
Too many people used Adjustable Rate Mortgages in the past to leverage their purchasing power to buy more home than they could afford hoping their financial and property values would improve faster than the potential of the raising rate of their mortgage.  Unfortunately, many of them since learned that hope is not an effective strategy.
But, for the right consumer Adjustable Rate Mortgages can still make perfect sense. Americans are mobile and move to follow their job opportunities, their children, their parents or their dreams. … (4 comments)

progressive realty corporation: What do you do when your lender tells you to commit loan fraud? - 03/09/15 08:14 AM
I believe in full disclosure and absolutely detest being asked by a lender to remove something from a sale that is actually being included trying to fit their requirements into my transaction!

For example, again today, I had a lender call me up telling me to remove shelving from a real estate purchase and sales contract since their mortgage only deals with real property and since the shelves are not attached, they are personal property.  While they are correct about they "type" of property, I didn't write the contract for the lender, I wrote it to be clear and concise as … (8 comments)

Pat Wray has successfully passed all his classes, finger print check, paid his E&O insurance and paid to join the National, Idaho & Ada County Association of Realtors. Pat Wray is very familiar with the real estate industry due to his previous positions as a loan officer with Wells Fargo Home Mortgage and as a marketing representative for Alliance Title here in the Boise area. As the owner and broker of Progressive Realty Corporation, I was honored when Pat asked me about my brokerage and decided to join even before he took his first official real estate class. progressive realty corporation: Rental Car Tips and Advice - 09/01/14 08:11 AM
As a Realtor and real estate trainer, I do my fair share of travel and am always trying to find the least expensive option that is still viable.  One thing that frustrates me is rental cars since the exact same product is priced so differently depending on how you shop.
I used to call (or log into) all the rental companies and start comparing the variety of discounts they offer to see which one is most beneficial for me.  Then, after I thought I did my research, I would even try using a site like Priceline to see if I could … (3 comments)

progressive realty corporation: Why square foot for the dollar is almost meaningless in real estate - 08/11/14 04:00 AM
People always want to use a home's square foot for the dollar to meaure it's value but since a home is not a commodity, every one is unique and therefore, it's value will be as well.
To illustrate this, I will go to an extreme.  The most expensive home per square foot is $226,775 according to this article . . .
In contrast, I just pulled up listings in Ada County (Boise, Idaho) of brand new 3 bedroom 2 bath homes with a 2 car garage and the average of the 119 homes currently offered for sale is only … (51 comments)
