As a Realtor in Boise, Idaho; I get this question a lot. They are accurate in a lot of ways but not in data or values in Idaho since we are a non-disclosure state. They can not be expected to be accurate if they don't get accurate data to start with. Here is what they have for my home: I pulled up my own house on several online "free" automated valuation programs and came up with the following answers to how much my home is worth: Zillow $417,082 Ada County Tax Assessor $316,600 Realtor.com $413,400 City-Data $166,000 Realtytrac $386,800 Homes.com $443,340 Homesnap $302,000 (2 comments)

This blog is not meant to be a political statement one way or another, but it will show the impacts of bias and gentrification in the United States today. I will start with the impacts of "confirmation bias". Confirmation bias is a term used in psychology which essentially states that your mind has a tendency to filter out data that does not align with your belief(s) and reinforces data that aligns with your beliefs. I was pleasantly shocked when I looked at the analytics of my Facebook Business page to see the results I have had this year already! Compared to many Social Media masters, my numbers look pale in comparison, but I am amazed that I was able to reach 1,339 people in a week with no paid advertising or boosting! I have not been focusing on building my social media as a business tool as much as should have. I am obviously changing my marketing mix up this year and looking forward to an amazing year ahead! This year has been hard on everyone but probably even harder for children. Therefore, my company, Progressive Realty Corporation, is hosting a FREE Virtual Santa Session via Zoom through December 21, 2020. I have a calendar set up on Calendly that let's you select the time slots that are still available. I am hoping to be able to let attendees select from Zoom, MS Teams and Google Meets, but that is still a work in progress. I was just reading the June 2018 residential house market report for Ada County (Boise, Idaho) and saw some interesting statistics. Here are a few sound bites: "lack of inventory" "existing homes fell to . . . " "down 27.3% from the same month last year" However, upon reading the entire article (and the rest of each sentence) you get a much different perspective of the real estate marketing in the Boise area. There is a lot of misconception as to how much business a typical Realtor does in a given year. The consumer assumes Realtors sell lots of homes each year since many brag about being a million dollar producer. Keep in mind that if the average home is $250,000, it only takes four to be a million dollar producer! According to the Intermountain MLS, there are 3,773 Realtors (including assciate brokers and brokers) whom are members of the Boise Regional Realtors effective February 17, 2017. In real estate, I often see my clients jumping to conclusions. Their perception is their reality. As we start to reach 100 degrees here in Boise, Idaho, my mind starts to wander to far off places . . . how about snow skiing in Iran . . . I don't like it when people typically jump to conclusions before they have the facts. For example, when you think of skiing in Iran do you conjure up images of sand skiing or deep powder on top of one of the 40th highest ski resorts in the world reaching up to 11,800 feet? I am super excited to have just ordered Google's Project Tango Developer Kit! I hope that I can team up with a Boise State University intern and / or my web guru friends at www.TourRE.com that might be willing to help me implement this great tool for my real estate brokerage - Progressive Realty Corporation. I thought about buying a Matterport camera, but the idea of lugging a $4,500 camera didn't really apeal to me. However, this device is about the size of a tablet computer instead. I am amazed that many Realtors still have not come into the digital age and invested in a digital camera. I was trying to remember when I first invested in my first digital camera and think it was back in 1999 when I got my Certified Residential Specialist (CRS) designation from the National Association of Realtors. I still have mine and use it when I teach e-PRO classes to impress my students with my "state of the art" technology. I am seeing an uptick in the use of Adjustable Rate and Hybrid Mortages and for good reason. Too many people used Adjustable Rate Mortgages in the past to leverage their purchasing power to buy more home than they could afford hoping their financial and property values would improve faster than the potential of the raising rate of their mortgage. Unfortunately, many of them since learned that hope is not an effective strategy. But, for the right consumer Adjustable Rate Mortgages can still make perfect sense. Americans are mobile and move to follow their job opportunities, their children, their parents or their dreams. (4 comments)
For example, again today, I had a lender call me up telling me to remove shelving from a real estate purchase and sales contract since their mortgage only deals with real property and since the shelves are not attached, they are personal property. While they are correct about they "type" of property, I didn't write the contract for the lender, I wrote it to be clear and concise as (8 comments)
