real estate marketing: Using the best tools to help people buy/sell real estate! - 06/28/18 12:50 PM
It is imperative that Realtors use today's technology tools to help manage their business.  Think about what tools your Realtor uses in their professional trade.  Are they upgrading their tools or still hanging onto their original equipment like they are their "professional" personal photo from their high school prom on their business card?
Just having the right tools will not make you a great Realtor any more than having the best tools will make you a great carpenter or mechanic.  However is your agent still using a Juno or AOL email address?  If so, their laptop may look like this:
I remember when I … (2 comments)

real estate marketing: If your home was on Tinder, would a buyer swipe right or swipe left? - 06/21/18 01:33 PM
Did you know that 92% of the home buyers today are going online for their real estate needs?  Therefore, it is imperative that your home show it's best online before a buyer comes to see it in person!  Think about it, if your home is for sale and a buyer found it on Tinder, would a buyer swipe right or swipe left?
Jim Paulson is the owner and broker of Progressive Realty Corporation and he uses some of the best technology tools in the real estate industry to get your home sold, not just listed for sale using today's technology to help … (3 comments)

real estate marketing: How to choose the right Realtor in today's market? Do a CMA on them! - 02/19/17 03:25 PM
According to Google, there are already 13,400,000 results for this question, so why am I still adding #13,400,001?  Because things have changed and some Realtor's have not!
When I Google'd "How to choose a Realtor", I read each one that showed up on the first page, excluding the paid for advertising one, and here was their consensus:  get references x6;  experience counts x5;  hire a local agent x5; review advertising/marketing plans; etc.
Albeit none of them is bad advice, I have been a Realtor for 25 years and I have a different perspective altogether.  Why not spin the table and use what the Realtors … (2 comments)

real estate marketing: Normal is just the average of the extremes! - 02/09/17 10:43 AM
One day as I was relaxing enjoying a beer after work and I overheard a question on the other side of the bar:  "What is normal anyway?"
I really wasn't evesdropping, but for some reason that question came across crystal clear.  Out of nowwhere, the answer popped into my head and I responded "It is the average of the extremes!"
That sparked quite the conversation.  If you ever studied statistical analysis, you probably are familiar with the bell curve and standard deviations.
As the graph above shows, one standard deviation encompasses 68.2% of the entire sample.  When you go out 2 standard deviations, … (33 comments)

real estate marketing: Does blogging on ActiveRain work? Here is proof - 07/03/15 05:35 AM
I just noticed a new feature on ActiveRain today that is pretty cool.  I was checking out my statistics on that site and was very pleased to see that I have had over one million views on my blogs so far!
I look forward to the improvements that are planned for ActiveRain.  I give them 1 one point for each time my blogs are viewed, therefore:  Thanks a million!

real estate marketing: Try this bold open house tip for Realtors - 01/22/15 07:31 PM
A few years ago I came up with an exciting new approach to converting open house visitors to clients.  I am a pretty laid back Realtor since I have been in the business for 23 years and my past clients and referrals keep me fairly busy.  However, I still do open houses to placate my sellers even though I admit that NAR statistics show less than 5% of the sales are the result of an open house.
Typically, the people that visit my open houses do not have a Realtor yet or else their Realtor would have already shown the house … (5 comments)

real estate marketing: Why Boise Hunter Homes Should Hire Jim Paulson? - 04/19/13 05:40 AM
The question of the day is “Why Boise Hunter Homes should hire Jim Paulson?”
I have spent some time analyzing this very question and here are some of my thoughts.
1.       Boise Hunter Homes should hire Jim Paulson because Jim Hunter wants a Realtor that can sell his product effectively!  Some Realtor’s can brag about being a “Top Producer”  based on one or two good years; however Jim Paulson has reached the Ada County Association of Realtor’s (ACAR) criteria for a “top producer” over 10 times so far in his career qualifying him as a “Lifetime Top Producer”!  In sales, proven … (3 comments)

real estate marketing: See why this real estate listing got over 1 million hits online! - 07/25/12 06:58 AM
I just read an article on  about this and took the time to go check it out.  It was a great marketing job by a scorned ex!
I believe I do a really good job of marketing my real estate listings in the Boise, Idaho area, but I don't think I have come anywhere near the 1.1 million hits they have received on their website!

I took the time to click throught their website @ At first, I was surprised someone didn't already capitalize on that URL.  Then, I took the time to read her "Scorned and Bitter … (10 comments)

real estate marketing: Does Your Real Estate Agent Have Klout? - 09/26/11 04:44 AM
Social Media is forever changing the way we communicate and do business.  We post things on Facebook, Tweet this or that, + things on Google, and then go blog about our life.
In the revised EPRO class, one thing they cover is a relatively new company called Klout which attempts to guage how much online influence you have based on:
How many people you influence (True Reach) How much you influence them via responses and sharing your data (Amplification) How influential they are based on if top influencers are influenced by you (Network Score) When you first sign up for Klout, … (8 comments)

real estate marketing: Question - which agent do you feel did the best job? - 07/12/11 04:54 AM
There are many different schools of thought on how to sell real estate.  Agents are often in a quandry on what to do when a seller wants to price their home over the current market price.  I would appreciate feedback on which method you think is best of the options below.
Agent A: Listed a Home a home at top of CMA (owner had agreed to drop price if no offers in 60 days, but never would drop price). Home failed to sell.
Agent B: Re-listed the home an an even higher price than it was previously listed at, but then … (10 comments)

real estate marketing: How much does it cost you per lead? - 03/16/11 03:09 AM
As the owner/broker of Progressive Realty Corporation in Boise, Idaho, I educate my Realtors about their advertising and marketing costs.  Everyone wants leads and some sign up to "buy" them.
There are lots of ways to generate leads in real estate and it is difficult to say the exact cost per lead.  You can always "buy" leads via referral sites and pay per click advertising or take online referrals for X% due upon closing.  Some agents even buy targeted zip codes hoping to benefit from being the exclusive agent on a given website for that zip code.
Before doing that however, … (4 comments)

real estate marketing: Basic real estate economic principles - don't generalize the market - specialize and define it! - 08/20/10 07:24 AM
As the owner/broker of Progressive Realty Corporation in Boise, Idaho and as the 2010 President of the Ada County Association of Realtors, I am always being asked "Have we hit the bottom?".  My answer is typically "The bottom of what?".
All real estate is local and each home, or property, is unique!  I won't make such broad statements about the market since that tends to commoditize our industry.  Here in the Boise, Idaho area, I have seen some areas begin to appreciate while others decline.
It really boils down to basic economic principles.  The mass media is always focusing on "macro economics" and … (5 comments)

real estate marketing: The real estate gamble - when to hold them and when to fold them! - 07/11/10 06:25 AM
Lot's of great card analogies in real estate.
You have to know when to fold them; When should you raise the stakes; There is usually a joker or two; Some have a nice pair; Full houses are everywhere; not everyone is "straight"; some like 3 or four of a kind; with all this "crap" (sorry that is dice) you have to know when to flush! Even though I am not related in any way to to the great people at Paulson Playing Cards, I think I should contact them and make some custom cards and chips for my … (1 comments)

real estate marketing: Do I have to wait 28 more years to be "average" enough to die? - 05/03/09 07:04 AM
I can't believe how many people are caught up on averages these days.  I personally believe in being unique with a purpose!
For example, why is it when Realtors do a CMA on a house they take the time to differentiate the home they hope to write on offer on or list, to see what sets it appart to determine value, yet they don't typically take the time to do an analysis on themselfs to see where they are different and where they add value?  I make sure that my marketing presentation sets me apart from the other 3,200 Realtors … (6 comments)

real estate marketing: Sign Placing Service idea - your feedback welcomed! - 04/02/09 04:44 AM
Not time or desire to put out your own signs?  Think about this!
When I first got into real estate 18 years ago, I used to use a sign placing service that was reasonable and very effective.  I am surprised that one has ever rebuilt this model local after his divorce cost him his.
We used to just fax the order to him with an "x" on the plat map of the property of where we wanted the sign.  We had to  execute a hold harmless agreement if he accidently punctured a sprinkler line, but in the two and a half years, he … (9 comments)
