The Piedmont Regional Association of Realtors, MLS for the counties surrounding York County, SC has just reported that residential, sold homes in 2008 thru August is as follows:

The result's begs to ask "Where are the buyers with money?" Apparently they are not purchasing expensive homes.

 The housing market is not getting any better in the Charlotte area. The Charlotte Regional Realtors Association reported that for July 2008 the average days on the market for homes was 121+ days for 39% of the homes, and only 26% closed in less than 60 days. The closings were down 29.8% from the same period last year, and average closing price was down 3.8%. Out of the 30,907 home on the market only 2721 closed. The majority of those homes (1927) were under 250,000.

I am not an attorney or CPA, but as I read the new HR 3221 act, it seems that the !st time home buyer's $7,500 tax credit is really an interest free loan.
The act indinicates that:
1. A tax credit on a purchase of a new home after April 9, 2008 and before July 1, 2009 is available up to $7,500 in the 1st year if certain criteria are met by 1st time home buyers. (1st time home buyers = Anyone who has not owned a home in the previous three years).

What is interesting is that the J. D. Powers article eludes to the fact that even though most buyers and sellers are doing on-line Internet home shopping, Real Estate agents are still the key factor to customer satisfaction.
