charlottesville real estate market stats: Have You Seen Nest Realty Charlottesville's New Market Reports? - 12/22/10 01:52 AM
It's been about a month since we officially launched our interactive market reports.  So far, the feedback has been great.  Here's a recap of our philosophy and approach to these reports...
There are some services out there that pull real-timemarket data, turn it into graphs, and allow subscribers to post it.  These actually work pretty well in bigger markets with a high volume of transactions.  However, in the Charlottesville area where we do about 3000 (give or take a few) transactions per year, the formulas for those vendors don’t really work as well.
Along those lines, we get a lot of … (0 comments)

charlottesville real estate market stats: December Charlottesville Market Report: 2010 - 12/22/10 01:38 AM
Check out our December 2010 Charlottesville Real Estate Market Snapshot.
Overall, sales dropped again (down 32%) in November 2010 from November 2009.  This marks the fifth straight month of year-over-year sales declines.  Surprisingly enough, although sales were down 32%, the volume of deals was down much less (about 15%).  Several large purchases pushed the average sales price up significantly from last year (similar to what happened last month).  In a similar trend, the median sales increased to $261,000 – up by almost $7,000 from last month and by $1,000 from last November.  Total inventory of homes in the Charlottesville MSA dropped by about 5% … (0 comments)

charlottesville real estate market stats: Albemarle Detached Homes: January Snapshot - 02/17/10 02:58 PM

Albemarle County detached home sales continue to suffer a bit, according to January Charlottesville home sale stats.  Average sale price and median sales price fell from both 2008 and 2009 levels, while Days on Market increased over 42 days from 2009 levels.
However, there were some positive signs.  January sales of Albemarle single family homes increased from 22 in 2009 to 27 in 2010.  Total monthly volume also increased (though slightly).  Current inventory levels and months of inventory did drop fairly significantly.  Inventory levels dropped about 14% from 2009 levels and the months of inventory is down from 29 months … (1 comments)

charlottesville real estate market stats: Charlottesville Condominiums : 2009 Recap - 01/28/10 03:08 PM
Of all of the real estate options in the Country, condominiums may have been hit the hardest over the last several years.  As the Charlottesville real estate market picked up in 2004 and 2005, developers and investors swarmed to purchase apartment buildings to convert them to Condominiums in hopes of cashing in on the real estate boom.  The firstCharlottesville condo conversion, Hessian Hills, sold like hotcakes and was completely sold out faster than any of us could blink. However, as others followed, the market began to slow and sales didn’t go nearly as well (see Barracks West condominiums).
Obviously, Charlottesville condominium conversions have come to a grinding halt … (2 comments)

charlottesville real estate market stats: 2009 Charlottesville Real Estate Market Statistics - 01/19/10 01:35 PM
Let's take a look at the market statistics for  detached homes in the City of Charlottesville.  In real estate, we talk a lot about ‘Location. Location. Location.’  Typically, home values hold up more in areas that are located closer to urban and employment centers.  Charlottesville is  the cultural and economic center of Central Virginia. Therefore, we would expect home values and sales in the City to outperform other parts of Central Virginia.
There are clearly pockets of Charlottesville that are outperforming other parts of Central Virginia.  Actually, I could probably make the argument that a few pockets (Martha Jefferson Neighborhood, North Downtown, Lewis Mountain … (0 comments)

charlottesville real estate market stats: Western Albemarle Single Family Home Sales - 01/17/10 02:19 PM

Single family home sales in Western Albemarle (which includes Ivy and Crozet) seem to be showing some positive signs over the last few months. Total sales per month were higher in 4 of the last 5 months of 2009 as compared to 2007 and 2008 sales.
A few quick Charlottesville real estate statistics:
- November and December 2009 total detached home sales significantly outpaced 2007 and 2008- Inventory levels in Western Albemarle were significantly lower in the last quarter of 2009 as compared to similar timeframes over the previous two years. Fourth quarter inventory in 2007 and 2008 averaged about … (0 comments)

charlottesville real estate market stats: Brookwood Charlottesville Real Estate Market Stats - 12/01/09 01:19 AM
Brookwood Single Family Homes
While Brookwood is known for its proximity to Downtown Charlottesville, it's also becoming known in the real estate world for its brisk sales pace.  While the majority of sales have been attached homes, there are still single family options available.
Detached sales peaked last year with 16 detached closings, after a strong 7 in 2008.  However, the numbers have dropped through the first 11 months of 2009.  There have been only 3 sales to date.  However, the main reason for the major drop has been the inventory levels.  After 16 sales last year, there were only a … (0 comments)
