If you are taking a new listing and the house looks "tired" to you, it's gonna look a whole lot more "tired" to a potential Buyer. If your Seller expects to get top dollar for their home, let them know Buyers today expect a home to be more than just presentable; they expect it to be "the prettiest girl at the dance".
