wwwjlboneycom: FSBO Mojo
- 04/04/08 04:45 AM
Is this a talent that you are blessed with? Lately I have been focusing more time with working on the FSBO market. I must admit that I have not had the most luck just yet, but I am still tweaking my system. Basically what I do is put together a packet for the FSBO, with helpful information. This includes a CMA, comps from houses that sold in the past six months in their neighborhood, and what is actively on the market in the neighborhood. I also include a blank property discloser statement alond with a message they are responsible for providing any (20 comments)

When I was a child, I talked like a child........I walked like a child...........and I reasoned like a child. Then when I became a man, I put down my childish ways. I remember hearing those words as a child and doing what most children do, ignoring them. These words meant nothing to me, nor did the countless gems of advice that my elders bestowed upon me. I heard those words again earlier today, for the first time since I was a child. This time, rather than ignore them, I felt that I was ignorant for all the times someone told me precious advice (8 comments)

I write this blog today, not as a Realtor, but as a consumer. As a customer that expects a certain amount of customer service. Though, I realize that in this day and age that is far too much to expect. After all cutomer service is an oxymoron, and is usually run by morons. If you are in customer service and you do a good job, then let that last comment slide by you. If you don't do the job you should, feel free to be offended. Now, back to the point of this whole thing, if you ever have the opportunity to (17 comments)

wwwjlboneycom: Why Can't Builders Use Lockboxes?
- 03/28/08 04:00 PM
Earlier this evening I received a call from a gentleman who wanted to look at some new home neighborhoods and a few resales that he had seen. I told him that we would go see what we could and set up a place to meet with him. I called all the new home neighborhoods that he mentioned, but no one was left in the model homes because it was after 5pm. Most model homes close between 5pm and 6pm here in Columbia, but I called just in case someone was still around. We myself and the buyer got together, we first went (9 comments)

In no version of the American Dream have I heard anyone say that it was time to give up!!!!
I have heard or read thousands of stories about the American dream. Stories of immigrants passing through Ellis Island and trying to make the best of their opportunity here in America. Stories of American born citizens who struggled from meager upbringings to great prosperity by hard work and perseverance. Some went to collage, some went to war, and some went for it all. Even the stories that involved a not so happy ending, never had a single line (10 comments)
wwwjlboneycom: Another Update to The Woman Of Steele
- 03/24/08 08:14 AM
For those of you who have been following the Woman of Steele posts, thank you for your support. I wish the latest news I have on the topic was good news, but unfortunately that's not really the case. My wife and I found out this morning that the surgery did not take very well and that she has to have another surgery. So, this Wednesday morning, I have to take her back to the hospital at 6am and they plan to operate on her around 8am. Hopefully this time things will work out for her and she will start the road to recovery. (22 comments)
wwwjlboneycom: March Madness
- 03/24/08 08:02 AM
Fortunately the title has nothing to do with basketball. Though, I am a fan of the sport, thankfully I have been too busy here lately to see many of the games. The majority of the Realtors in my office have seen a significant increase in activity this month. I have seen the same so far, and there are no signs of this wave letting up anytime soon. Our sale so far this month are double what they were in January and have exceeded February also. We had a good February, but we are having a better March. My phone has been (0 comments)

wwwjlboneycom: The Return of the Investors
- 03/19/08 02:30 PM
In the past two weeks I have received three phone calls from different investors who are now ready to begin looking for properties to buy. Two are searching for single family properties while the other is much more interested in multifamily units. Lately my entire office has been very busy and things are starting to gear up. We had a slow January overall, but here in March we are wide open so far. There are also a few other agents in the office are currently working with investors who are very ready to buy. So, maybe people have begun to realize (18 comments)

Saturday evening here in the Columbia area was quite an experience. We had tornatic activity and had one touch down in Lugoff just on the other side of Northeast Columbia. We also had a great deal of high winds and hail. Irmo is a community in Lexington County, right next door to Columbia. I had a buyer who wanted to look at several houses in that area Saturday afternoon. Of course, I said that I would be more than happy to show him around. Earlier that day, the news was calling for rain and possible thunderstorms that night. I attended the (11 comments)
wwwjlboneycom: It's Only Life
- 03/14/08 10:02 AM
When my wife and I were planning our wedding, I set up a small website that people could find out information about the event. At the top of the website, we wanted to put a phrase that somehow connected to us. One day while my wife was listening to an Indigo Girls album and I was passing through, I heard the perfect phrase. " the greatest thing you ever did for, was to help me take my life less seriously, it's only life after all". This became the phrase that we placed at the top of our homepage. It seemed to (12 comments)
wwwjlboneycom: This Will Not be Here for Long......Do I Have Your Attention?
- 03/11/08 07:29 AM
How many times have you made this statement to a buyer and they just did not listen. This past weekend I sent a client information on a property that was right up their alley. They are horse enthusiasts who want to own acreage in the country. They prefer to have some form of home standing on the property but the acreage is the most important thing to them. The property I sent them was 9.5 acres with a 2200sqft house listed in the country of Kershaw county for $74,900. The price is not a typing error. The land alone would have sold (27 comments)

wwwjlboneycom: Update to The Woman of Steel.
- 03/10/08 05:20 PM
For those of you who have read my blog the Woman of Steel you know what has been going on here in the Boney household. My wife is still in a good deal of pain, but has remained reasonably optimistic about the whole experience. However, she is a little frustrated that she can't really do anything and she's more than ready to go back to work. She does get up and walk around the house. The doctor has told us that the sooner she gets up and moves around the better, and she has taken this to heart. Most of her pain is (10 comments)
wwwjlboneycom: Lake Carolina Elementary wins Palmetto's Finest Award

Congradulations to Lake Carolina Elementary in Northeast Columbia. The Richland 2 school has been named as one of the four elementary schools winners of the 2008 Carolina First Palmetto's Finest competition. The award was given March 3rd at Columbia's Koger Center. When all was said and done, Lake Carolina elementary was left standing as one of the finest. So, to all the teachers, faculty, students, and parents, congratulations once again for your award. _____________________________________________________________________________________________________________ This message brought to you by www.jlboney.com. wwwjlboneycom: Your Approval... What Makes You Think I Need It?
- 03/09/08 02:59 PM
I find it absolutely hilarious when anyone tells me that they disapprove of what I'm doing. Maybe they have not seen my mortgage statement, but their name isn't on it. Nor is it on any of my other bills that I pay without their help. So, what do I care. I have a very hard time understanding why so many people in the world today are so worried about what everyone else thinks of them. Here's a quick news flash for everybody, no matter what you do in this life, you will offend someone else. My advice to you, is to just not (13 comments)
wwwjlboneycom: New Agent or Old Bad Habbits?
- 03/03/08 04:03 AM
I see many blogs here on AR that are directed towards complaining about new agents and all the troubles they bring to the table in their representing of a client. Well, I can tell you from personal experience in dealing with several seasoned agents, that the new agents are not the only problem. Sometimes, it's the older agents that have simply forgotten the rules or have not kept current with the changing of the times. In South Carolina, if you have been a licensed agent for 25 years and are 65 or older, you are exempt from mandatory continuing education. I believe (5 comments)
