buy home arizona: Methane Implosion = Lost Real Estate Transaction - 09/13/22 11:28 PM
Want to hear about a strange real estate transaction? Well, I bring you the case of the IMPLOSION of the SEPTIC TANK. Did I mean explosion? No, I said IMPLOSION. (Photo: Septic Hole example by Daniel Lincoln on Unsplash)
Yes, blame it on methane gas and heat. Septic tanks will have methane and we also have heat here in Arizona.
The transaction was for a fixer upper ranch house on an acre of land in Arizona at a lower than the comps price. The transaction was tight the sellers had little money and the home had been neglected in many areas. I represented … (17 comments)

The Wall Street Journal announced July 27, 2022 that "The Federal Reserve on Wednesday raised its benchmark interest rate by three-quarters of a percentage point for the second straight meeting in an effort to tamp down inflation that's been running at a four-decade high." Expect further mortgage rate increases to follow in the months ahead and into next year. Now may be the time to act if considering the purchase of a home.

buy home arizona: Buying a Home as a HEDGE against INFLATION - 07/23/22 10:11 AM
Inflation this year is at historically high levels of 9.1%. You and I have certainly noticed that rent, mortgage and interest rates, food, gas, clothes are ALL going up and are expected to continue. What can one do about as a hedge against inflation? Well, stop renting and buy a home and lock in your monthly home payment through a 30 year mortgage. During that time your home will grow in value, you will build equity and have a locked in monthly payment. Not only those benefits, but one will receive some of the tax advantages of deduction against earnings for … (5 comments)

buy home arizona: A Drop! National Mortgage Rate Survey July 7, 2022 - 07/13/22 11:24 PM
Per the weekly Freddie Mac National Mortgage Rates Survey on July 7, 2022,
Mortgage Rates Drop
July 7, 2022: Although probably only temporarily,  "Over the last two weeks, the 30-year fixed-rate mortgage dropped by half a percent, as concerns about a potential recession continue to rise. While the drop provides minor relief to buyers, the housing market will continue to normalize if home price growth materially slows due to the combination of low housing affordability and an expected economic slowdown."
A well informed buyer should know that at 5.3% for 30 year mortgage rates are still closer to record lows than record highs and for … (3 comments)

Per the weekly Freddie Mac National Mortgage Rates Survey today,
Mortgage Rates Continue to Move UpJune 23, 2022"Fixed mortgage rates have increased by more than two full percentage points since the beginning of the year. The combination of rising rates and high home prices is the likely driver of recent declines in existing home sales. However, in reality many potential homebuyers are still interested in purchasing a home, keeping the market competitive but leveling off the last two years of red-hot activity."
One thing for sure is that at 5.81% for 30 year mortgage rates are still closer to record lows than record … (5 comments)

buy home arizona: Ask Your Child Before Buying a Home! - 05/14/22 10:39 PM
From my experience, always ask your child about the home you are thinking of Buying. Why? Have you noticed than when an adult and a kid are looking at the EXACT same thing they see things from a completely different perspective? (Photo of Family- White77 Pixabay)
For example, when looking at a new home the kids may be looking at features completely differently from their parents. The kids playing on the street, the park, the swimming pool their room and the yard.
Let me use this analogy.
