Well things are picking up a bit in the Phoenix Arizona Metro (Maricopa County) including Scottsdale real estate market as we move into March 2024.
There has been an increase in the number of nNew listings and Active listings at the end of February 2024 when compared to February 2023. However there was a decrease in the number of homes sold and under contract when compared to the same time last year. Mortgage rates are higher and the average sales price has increased.
Note, the average sales price in February was $679K up 13% from the prior year, however this is skewed because … (7 comments)

The Phoenix Arizona metro home prices seemed to have leveled out with little changes during the past few months but up over this same period last year. Mortgage rates have contributed to the leveling off. This may make November a good time to buy. Remember you can "marry the house" when buying but "date the rate" as mortgage rates can always be refinanced. Phoenix metro home prices are on the decline from a median $435K in August to $430K in September. Why? Freddie Mac in their weekly national mortgage survey reported on September 28 that for those with good credit the national mortgage rate has risen and is now 7.31%. Phoenix metro home prices are on the decline from a median $443K in June to $435K in July and expected to remain flat in August. Why? Mortgage interest rates increased to a 20 year high of 7.09% nationally per Freddie Mac weekly survey last week. Additionally the Fed indicated last week that another Fed rate increase is expected in September. This in turn may continue to push up mortgage rates this Fall towards 8%.
