I have seen it personally this past year. A hopeful buyer client of mine signs and submits with trembling hand a contract over the list price and increases their down payment from the FHA minimum of 3.5% to 10% (big for them as they were going to use the money to fix up the house). What happened? 20+ contracts received with most over list price and about 1/3 in cash or 20+% down payments. What is going on?

Advertising on the MLS and the internet? How about sticking a sign in the ground.
When you think about it the modern real estate tools we have today most of which are connected to the internet and internet related technologies. Our forefather Real Estate Agents certainly did not have them 100 years ago. They certainly make our lives and those of our clients WAY easier! They did find a way to get through the day. Even though real estate advertising usually meant just sticking a sign in the ground.
