Case Shiller just posted gains in the top 20 US housing markets and it still looks good for Metro-Atlanta; but I must caution all who read this:
1. Some neighborhoods and zip codes, primarily in North Atlanta have pushed the limit on price increases past the point a reasonable buyer could purchase.
2. The higher-end price point on homes in Metro-Atlanta have actually had price decreases, especially in the 4th Quarter of 2019.
3. Those homes priced under $300,000 are experiencing the highest net gain in pricing, and see the most activity, multiple-offers and strong demand for more.

The white-hot housing market in Buckhead and top end Perimeter neighborhoods may be hitting its peak as prices rise above salaries, two experienced local real estate agents say. For now, Brookhaven is the hottest area, especially as long commute times drive some homebuying decisions.
“Families are feeling priced out of Buckhead’s new construction and smaller homes,” says John Mason of Harry Norman Realtors’ Dunwoody-based Atlanta Perimeter office. “The Brookhaven market is much stronger than Sandy Springs or Dunwoody.”

Please be advised of upcoming blasting conducted by GDOT contractors which will take place along I-285:
Georgia Department of Transportation construction partners will begin blasting granite along I-285 westbound between Ashford Dunwoody Road and the Perimeter Center Parkway overpass on Thursday, May 17 at 1:30 p.m. The blasting operation requires traffic pacing on I-285 eastbound and westbound and on Perimeter Center Parkway. Blasting operations will occur Monday through Thursday during the daytime twice a week for approximately six months.

ga400 expansion: GA400 Toll for speed lanes rec'd $184.1M Grant - 06/06/18 08:28 AM
Plans for toll lanes on Ga. 400 got a boost Tuesday when the U.S. Department of Transportation announced a $184.1 million grant for the project.  Georgia plans to build 17 miles of express toll lanes in Fulton and Forsyth counties. Construction is expected to start in 2021.  
The lanes are included in the state’s Major Mobility Investment Program – 11 major road projects to be paid for in part with money from a gas tax increase and other revenue approved by the General Assembly in 2015. The total cost of the Ga. 400 lanes is expected to be about $1.8 billion.

    As The Atlanta Journal-Constitution has reported, the General Assembly will consider increasing state funding for mass transit this year.  And some lawmakers want to reshape the oversight of transit service in metro Atlanta.
 
Currently, a slew of local agencies provides transit service, including MARTA, Gwinnett County Transit, CobbLinc and the Georgia Regional Transportation Authority. The idea is to create a regional board to consolidate transit funding and planning.

Sandy Springs officials are offering formal input on plans to add “managed lanes” to I-285 and Ga. 400, including ideas for new interchanges with local streets and concerns about the ever-wider highways eating into neighborhoods and limiting mass transit alternatives.
“I like the idea of [recommending] minimally invasive solutions, and let the engineers figure it out,” said Mayor Rusty Paul at the May 16 City Council meeting, where officials discussed a preliminary recommendation letter they planned to finish within 48 hours.

Located at the nexus of two vital freeways and a MARTA rail line, the I-285/SR 400 interchange serves one of the region’s largest employment areas at Perimeter Center and is a major connection for the freight distribution of goods throughout Georgia.
