I purchased my first home in University City, a suburb of St. Louis Missouri in the winter of 1982 when interest rates were hovering around 18% but in those years a starter home was only $75,000 to maybe $99,000.  I have worked with so many first-time homebuyers in the north Atlanta suburbs and they are stretching every penny of their budgets just to get into a home:

When I purchased my first home in 1981, mortgage brokers could not lock in buyers at a rate because they were escalating by the day....so my first home purchase mortgage rate the minute I closed in St. Louis, MO was 18%.... and I was darn glad to get it before it went even higher!
Today’s homebuyers are exceptionally sensitive to mortgage rates with house prices so high — and they’ve found their tipping point.

State transportation officials have selected two firms to replace three bridges along Ga. 400 in Fulton County as a prelude to building toll lanes on the highway. 
C.W. Matthews Contracting Co. and Infrastructure Consulting & Engineering together submitted the apparent successful proposal to design and build bridges over Pitts Road, Roberts Drive and Kimball Bridge Road. They were among six teams that bid for the project, submitting the low bid of $55.1 million. The work is expected to begin in early 2023 and be completed in 2025.

New toll lanes on I-285 and Ga. 400 could tower 30 feet or higher over neighborhoods on elevated ramps, eat into back yards, and plug major interchanges into such local Sandy Springs streets as Mount Vernon Highway and Raider Drive in a state conceptual design that could start construction within five years.
The “managed lanes” could have massive impacts on neighborhood character, local traffic and mass transit options, but the concepts remain largely unknown to the general public.
