jennifer monroe: Why Isn’t My House Selling? 3 Big Reasons! - 02/21/16 11:30 PM

Given the natural propensities of the human psyche, it’s typical, if not instinctive to look outside ourselves for answers when pondering the age old real estate question ‘Why ISN’T My House Selling?’
If you’ve already arrived at this juncture, you’re probably suffering from a sense of utter helplessness. And if it’s been awhile, probably hopelessness. But, (and there IS hope lining this cloud…) is it possible that you have more control over the speedy sale of your home than you realize?

The simple answer is almost always YES.

Here’s the thing about properties that don’t sell:  The reason your home isn’t selling glaringly obvious to an outsider looking in. Think about … (3 comments)

jennifer monroe: When Bad Things Happen to Good Buyers - 08/04/15 12:10 AM
Or, 'What Real Estate Agents NEVER tell You'...
Bad news and ominous admonitions are never a good form of marketing. And face it, if your Realtor® starts your newly minted Buyer Agency relationship with dour predictions, you’ll probably rethink your commitment to them. We the people love good news!
So why caution you about potential scary spots lurking just ahead in the quicksand? Well, we typically don’t. But you DO need to know what they are so you can prepare ahead. Forewarned is forearmed!
The truth is, (and here I'm wagering you'll prefer someone who dares to be honest), these things actually happen every day:

jennifer monroe: How to Look at Houses: 3 Things Every Buyer Should Know - 01/08/15 10:38 PM
House hunting is quite likely my favorite occupation. It's actually one of my secret indulgences - probably the one least likely to land me in a dentist's chair!  Which is perfect really, because as a Realtor®, I view hundreds and hundreds of homes for sale each year. I'm also the lucky owner of a luxuriant imagination, so I can easily visualize the potential of a room, a floor plan or an elevation. Of course I also keep an eagle eye out for obvious defects, evidence of deferred maintenance and resale appeal. But how does a home buyer really know what to look for? How should … (0 comments)

jennifer monroe: Buyer Tips: Buying Homeowners Insurance: Insured vs. Protected - 11/18/14 06:25 AM
Home buyers should know that when shopping for homeowner's insurance, you get what you pay for. The cheapest rate may seem to fit the bill when keeping your monthly payments low. But if you have a loss, it could really cost you if you aren't properly covered. I've seen this too many times. Happened to a friend recently and I never, ever want it to happen to one of my clients. So full disclosure here:  My mate sells insurance and I'm featuring him as my guest blogger. Here's what Jason Sardi of Liberty Mutual Insurance has to say on the matter:

jennifer monroe: Top 5 Signs Your Real Estate Agent Sucks! - 10/15/14 09:28 AM
I’m not the kind of girl to disparage others. I know how hard those of us practicing Real Estate work! But I can hardly shush my ‘tsk-tsk’s’ when I encounter Real Estate agents who just don’t ‘get’ it. Some are merely 'old school', refusing to adapt. Others are just plain burnt out, and it’s all they can do to make an effort on your behalf. Many are simply clueless, and others absent altogether. I don’t need to tell you there are infinite varieties of agent suckyness out there. Chances are, you’ve been on the short end at some point yourself!
So how … (118 comments)

jennifer monroe: 5 Reasons Why You HAVE to Live in Plaza-Midwood … - 09/29/14 09:04 AM

There’s this little boomlet going on just around the corner from where I live. Locals like to call the area Plaza-Midwood,… but Midwood, Villa Heights, Belmont and  Country Club Heights all fall within the general sphere. Early twentieth-century architecture, lifestyle diversity, and an electric atmosphere characterize this historic enclave just Northeast of Uptown Charlotte.
A simple yellow center-line separates Belmont and Midwood, but home prices are decidedly different between the two. IMHO, while Midwood kicks the pants off Belmont in price per square foot, only Belmont and Villa Heights offer a potentially stunning skyline view of Uptown Charlotte on a clear winter night. And Country Club Heights? Doesn’t the name … (2 comments)

jennifer monroe: Love at First 'Site' - 08/22/14 09:48 AM
We all seem to think it can never happen to us. We’ve convinced ourselves, even. We labor under the belief that it’s simply impossible to find ‘The One’ without ever even trying. But we, the educated, the cynical, and the determined homebuyers of today … we are ohhhhh so wrong…

Is it really possible to walk into the very first home we see and fall head over heels in love? To throw out all of our inhibitions, write up an offer and take the big plunge? Could this really be it? Are we crazy??

Maybe.

An entire TV … (28 comments)

jennifer monroe: Pick Me! Choosing a Fabulous Realtor® - 01/03/14 04:38 AM

It hit me like an avalanche when I heard myself say to my client the other day that I’m not in the real estate business to get rich. I must admit, this was a Freudian wake-up call if ever there was one! Just as the New Year unfolds with all the possibilities for seizing my business ambitions, this simple phrase captures the magical key to my professional existence!
I really do care about my clients first!  Though not every real estate broker is guided by this same axiom. There are many who are in it for the competition - preferring … (10 comments)

jennifer monroe: Homes for the Holidays - 12/22/13 07:34 AM

Let the stories begin!  When I’m fortunate enough to be invited into one’s home for a celebration of any kind, I look forward to the inevitable re-telling of great stories from past gatherings. That’s the moment I relax and revel in the bonds unveiling between myself and those I’ve arrived to enjoy. The eat, drink and be merry comes naturally once everyone settles in and begins to feel right at home.
With the holidays upon us, it becomes particularly tricky to pull this off,… but who among us really scouts our next home with entertaining aforethought? Unless you make merry … (7 comments)

jennifer monroe: A Few Secrets Every Home Buyer Should Know - 11/17/13 11:27 PM

I've always been a reliable keeper of secrets. Perhaps because I view them as cherished little treasures. Exposing secrets causes them to wither into dust, and then what good are they? Just more clandestine information that's luster has been lost because everyone knows. But there are some secrets that seem to elude that destiny, remaining valuable because they continue to make a difference to those who pay them heed... those secrets are best unkept. Lean in close and I'll whisper them to you.
A Few Secrets for Potential Home Buyers:
November and December are the most auspicious months to buy. Think about it... there is so … (2 comments)

jennifer monroe: Lucky Stars - 11/09/13 10:33 PM

This isn't the first time I've written about gratitude, but it will certainly be the most heartfelt. This is me humbly giving thanks for the GIFT of freedom I receive each and every day as a result of the ultimate act of kindness from our incredibly selfless brave men and women of our United States Armed Forces.
THANK YOU FROM THE BOTTOM OF MY HEART FOR YOUR COURAGEOUS SERVICE! Each one of you are my shining knights sacrificing in unimaginable ways to make sure that I’m safe each day. Me... personally. And we've probably never even met. I often wonder how I've come to deserve such … (32 comments)

jennifer monroe: A Place of Our Own - 10/17/13 11:05 PM

Occupying even the smallest spot of ground is enough to qualify us as Lords and Ladies of one thing or another. It may be simply airspace, or it could be grounds fit for a queen, but the mere fact that it belongs to us is really the thing. Home ownership opens us to an entire world of exquisite opportunities. It distinguishes between what we might do and what we can do.
We've come to be collectors, most of us. Of glossy magazine clippings, vignettes and design ideas we collate into dreams slated for our future domain. Think Pinterest. Give us a home and those threads and leaves of our … (43 comments)

jennifer monroe: Sprinkles and Such… Savvy Prepares for the Elizabeth Home Tour - 10/03/13 07:20 AM
You might think I would tire of viewing homes given my profession, but oh! Quite the opposite my friends! I just adore houses, and especially enjoy those that have pride of ownership stamped all over them. This is precisely why I am just thrilled that our very own Savvy + Company Real Estate is sponsoring the prestigious annual Elizabeth Home and Garden Tour this year. And we here at Savvy are all abuzz working to pull together the sparkle we have planned for the visitors who stop in to visit us in our big Savvy Blue chateau while meandering through the 10 terrific … (5 comments)

jennifer monroe: Coffee, Tea and Little White Lies - 09/30/13 11:07 AM
Here's something I've never quite reconciled about myself:  I'm actually quite a convincing little actress, but such a terrible liar. And yet I've always maintained there is a place in this life for cute and cuddly white lies. They're soft and poofy and slide on by like pretty little clouds along the horizon. Skies don't fear them because storms never come of them. When they're gone, they are gone. Poof! No harm, no foul.
And yet, while I make it a hard and fast rule never, ever to lie to my mate, I must admit that I do, on occasion, engage in a tad bit of hoodwinking … (32 comments)

Dear Joe Crap,

Thank you so much for taking the time to register on my real estate website! You certainly have come to the right place for outstanding representation. And I see here that you’ve selected a few properties of interest to you. Well you're certainly off to a terrific start!

Gosh Mr. Crap, I just noticed that your email address is malfunctioning, which is really too bad since I just went to so much effort to look up these properties.  I’ve already set them up to send right over to you. And wouldn’t you know it!  Your phone … (94 comments)

jennifer monroe: Historic Elizabeth Community Offerings: So Much Talent! - 01/16/13 12:02 AM
I'm a firm believer that when you boast about a neighborhood the way I do about Charlotte's Historic Elizabeth, one must back it up with some sauce. And in our neck of the woods, that comes both deliciously and naturally.
It was my good fortune to share a recent morning with the adorable Nancy Albert, our very talented editor of the Elizabeth Community Newsletter. It shouldn't have come as any surprise to discover what a fabulous photographer she is in addition to those creative fingerprints she leaves carelessly all over our wonderful newsletter!
But more than that, in her 'Carolinas' Series, … (23 comments)

jennifer monroe: Love Letter to Elizabeth - 08/22/12 02:41 PM

Waiting around for something momentous to happen late at night in my historic neighborhood of Elizabeth… well, it could be awhile. But I’m a touch romantic that way, I admit. Yet somehow, I’m expecting it:
Elizabeth is the perfect setting for love.
Sitting alone in the dark on my front porch, I watch as the night clouds slide across the velvet sky on their way to a soiree more boisterous than you’ll likely find here. Yes, you can walk a few blocks in either direction and find a party - Elizabeth is generous that way. But it’s the magic of … (10 comments)
