April continued the positive streak in the number of homes sold in Anthem.  Again, typical of this time of year.  We're still quite a bit off of last year's pace.  That may be explained by the fact that the "bargains" are fastly disappearing from the market.  And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close.  In fact, there are fewer homes PERIOD on the market in Anthem, with only 149 active listings at this time, approaching levels we haven't seen 2005/06.  Pending sales … (2 comments)

Whether we've hit the bottom of the real estate market yet or not is the prevailing question on most people's minds these days.  Although always difficult to determine an exact bottom or top of a market while in it, you can see trends that seem to be indicators.  Towards the end of 2010 it seemed the Anthem real estate market might be bottoming out.  And although February's numbers didn't look strong I think we are at or near a bottom here.  We'll need to see a few more months of data to make a definite decision.

The Anthem AZ real estate market saw a flattening in the month of November. The number of homes actively on the market decreased slightly, and the number of homes that closed in November increased.   The average sales price of homes sold in November declined, but the decline was not large.   The number of days on market clicked back down.  This could be due to the number of short sales that are still dominating the market.   The burn rate remains at 2 months. The Anthem AZ real estate market has begun to show some signs of cooling off during the hot summer months. The number of homes actively on the market increased a bit more.  And the number of homes that closed in August dipped a bit as well.  This could be due to the end of the first time home buyer tax credit as well as the seasonal end of summer/back to school lull.  For the first time in quite a while we failed to see the average sales price increase. The Anthem AZ real estate market continues to imrpove and strengthen as we approach the summer buying months. The number of homes actively on the market increased slightly.  However, the number of homes that are pending and those that sold in May continue to head up.  And, as has been the trend over the past year, the average sale price increased. But the most impressive turn of events is the number of days on market average, which dropped to 72 days.  Anthem is leading the valley in the category of fewest days on market per sold home. Those were the words our broker told us to express to our prospective buyers a few weeks ago in one of our sales meetings.  To which I chimed in, "even if they are cancer survivors?" (Not making light of cancer here folks, I was just trying to put his comment into perspective)

The real industry has forever been fighting an uphill battle in terms of public perception.  In polls that are taken regarding various industries and how they are perceived Realtors rank only slightly higher than Lawyers in the public's eyes. Lawyers usually being dead last in these polls.
Which leads to my point.  When Realtors don't answer phones, don't return e-mail messages and insist on automating their phone services or requiring us to text them for info you are only hurting the industry as a whole.
