January kicked off the New Year on an upbeat for the Anthem Parkside real estate market. Home sales were up 11% over December, and 28% from last year.  The average sale price continued its slow trajectory upward, about ½% over last year.  And the average price per square foot remained the same year over year for the Parkside. The average days on market decreased a bit from December but was up 34% year over year. December gave us a mixed bag in the Serenity Villas real estate market. The total number of homes sold in December dropped to 1, half as much as both November 2016 and December 2015 in The Villas.  The days on market for the home that sold decreased dramatically from November, and was down 35% from last year.  There are 2 homes on the market in The Villas at this time and the 12 month moving average price, $154,111 continues to edge up, 5% versus 2015,  Currently there are 4 homes under contract in The Villas.  Combined with the numbers in the Anthem Parkside and Anthem Country Club we can say that … (0 comments)

The Anthem Parkside real estate market was a mixed bag as we finished 2016. The total number of homes sold in the The Parkside was down 7% from November, but up 28% over December 2015.  The average sale price was down 8% from November and up 3% year over year.  The 12 month moving average was flat again, but up 6% from last year.  The price per square foot increased by 13% over November and up 9% year over year. The Anthem Country Club real estate market continued to retreat in December. The total number of homes sold in the Country Club declined to 18, down 14% from December 2015. The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015.  And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. November saw a slight uptick in the Serenity Villas real estate market.
