The  Scottsdale real estate market saw continued stabilization in the first month of January with the average sales price almost returning from it's lows of over a year ago.  And we continue to see dramatic improvement of the number of homes sold versus last year.  At about a 4 month burn rate (the number of months it would take to sell the exisiting inventory at the current sales pace) we are in what is typically observed as a balanced market in Scottsdale.  If you're looking to pick up a good deal on a home or condo in Scottsdale, now's the time.

Thankfully the latest unemployment report released today, Feb. 5th showed an improvement in the overall job market.
Unfortunately the stagnant economy and elevated unemployment numbers will have an impact well beyond the point when we return to full employment (approximately 4.5% unemployment).
The reason is, many of the people who will be hired over the next couple of years will be hired at a fraction of what they were earning prior to this economic meltdown.
Which leads me to the title of my blog post.

We as humans tend to move in herds.  It's in our nature.  But those who move contrary to the herd often get the best deals.
In my years in real estate I've noticed a few definite trends.  One of which is that during the winter/holiday months, home buying tends to take a hiatus.  That's why I say NOW is the best time to buy.
Look at it logically, when everyone else is focused on the holidays home sellers get antsy.  No one is coming to view their homes, many will take their homes off the market for this very reason.  But … (1 comments)

The numbers confirm it.  The tide is turning in Phoenix.  The Phoenix real estate market is starting out the first third of 2009 at a much healthier pace than the previous year. Year over year units sold are screaming past last year's figures, almost tripling April's 2008's pace.  The average sale price saw the first increase in many months.  Anectdotally speaking we are seeing bidding wars and multiple offers on well priced homes. The other day my business partner was compiling some market statistics to be posted to our website.  What we were interested in was exactly how many bank owned homes AND short sales were on the market in the greater Phoenix area.  To our surprise, the number of both as a percentage of the overall inventory has dropped dramatically.
Here are our findings:
Total number of active listings: 39,498

Total number of bank owned homes currently on the market: 6,811
Total number of short sales on the market: 9,113

The downturn in the housing market is really now taking affect on the Scottsdale real estate market. Scottsdale had been holding up pretty well through the malaise, but just like other high end areas around the country, this recession and the preceding housing slump are starting to affect even the higher income earners.  That being said, there are some fantastic bargains in Scottsdale right now.  And when the market picks up full swing again, the homes in Scottsdale are going to appreciate at about double the rate of homes in other parts of the valley.

The credit squeeze does not seem to have affected the Phoenix real estate market as much as the rest of the nation.  Year over year units sold are looking very positive although prices still continue to decline.  Heading into the holidays things look good for a robust 2009.  Here are November's numbers through the week ending 11/30/08:

Homes sold in last 30 days: 1,099 (down 16% from October '08, up 59% from Nov. '07)

The dog days of summer are behind us and the Scottsdale real estate market is still struggling to keep up with the rest of the vally.  My assessment of this situation is that most homes in Scottsdale do not fit within the conforming loan limits.  Therefore people are having difficulties securing loans for homes in this price range.  Most homes in Scottsdale are not prime investment properties (negative cash flow on most) so the investors have not yet made their way to Scottsdale like they have in other areas of the valley. Sorry I got this one out so late.  But better late than never.  It's also a testament to how busy we've been.
The market continues to remain hot in Anthem.  According to the lastest statistics we are very near what is deemed a balanced market, 5 months supply of homes, approximately 90 days on market to sell homes.  Prices are not yet increasing, but the rate of price decline has backed off considerably.

These days it takes three times as much effort to gain business and twice as much effort to nurse each transaction through to culmination.  All life's balance is lost in this type of market if you want to survive.  Sometimes the clients don't appreciate it, but at least I feel good knowing that I gave my best effort each day.
I know the long timers out there will say this too will pass.  Let's hope soon.  None of us can keep going at this pace indefinitely.
