The Anthem Country Club real estate market cooled off in April . The total number of homes sold in the Country Club fell off down 41% versus March,  and down 19% from April 2017.  The average sale price decreased by 25% versus March, and was down 15% year over year. The price per square foot also decreased 7% from March and was down 7% year over year as well.  The days on market decreased 11% over March, and up 29% year over year. The Anthem real estate market pulled back in April.  And the numbers are very similar to those of April 2017. The total number of homes sold dropped by 18% from March, and was down 13% from April 2017.  The average sale price of homes that sold in April was down 11% from March but was almost identical to April 2017.  The price per square foot also dropped by 3% versus March but was up 2% year over year.  The 12 month moving average ($335,850) barely increased month over month and is up 6% from last year.  Days on market decreased, now standing at … (3 comments)

The Villas real estate market peeled back a bit in March. 3 homes closed escrow in The Villas for the month of March. There are currently 4 homes on the market in The Villas.  And there are no homes under contract, which doesn't bode well for April's market report. The 12 month moving average price, $168,600 ticked down as well but is still up 9% versus March 2017.

The Anthem Parkside real estate market also kicked it up a notch in March. Home sales shot up 39% from February and were up 4% year over year.  The average sale price was up 2% over February and up 12% over March 2017.  The average price per square foot decreased 2% from February, but was up 4% year over year for the Parkside. The average days on market increased 4% versus February and was up 20% over March 2017. anthem: Treasury Yields Flattening! What does it all mean? - 03/30/18 12:59 PM

 
Earlier in the week the stock market freaked a bit when the yields and on the 2 Year and 10 Year Treasury notes began to converge. (https://www.msn.com/en-us/finance/news/whats-a-flattening-yield-curve-and-why-it-should-scare-you/ar-BBKPlkx ) This "flattening", when yields on the short term and long term treasury bonds start to close in on each other, has been a reliable predictor of oncoming recessions.  So, what does this mean for the real estate market?  Well, a lot.

The Villas real estate market ramped up in February. 4 homes closed escrow in The Villas for the month of February, the most since September 2017.   There are currently 5 homes on the market in The Villas.  And there are 3 homes under contract, which bodes well for March's market report. The 12 month moving average price, $168,834 edged up as well and is now up 11% versus February 2017.

The total number of homes sold in the Country Club decreased slightly versus January, down 6%,  and up 13% from February 2017.  The average sale price decreased by 2% from January, but was up 24% year over year. The Anthem real estate market started the "selling season" fairly strong.
