The Anthem Parkside real estate market continued to pull back in August. Home sales decreased by 32% versus July, and were down 22% year over year.  However, the average sale price increased, up 6% versus July and up 8% over August 2016. The average price per square foot increased as well, up 3% over July, and up 7% year over year for the Parkside. The average days on market continued to decrease, 19% year over year and 13% from July. The Anthem Country Club real estate continued to cool off in August. The total number of homes sold in the Country Club declined from July, down 11%,  and down 36% from August 2016.  The average sale price decreased again in August, down 5%, and down 2% year over year. The price per square foot decreased 2% from July and fell 3% year over year.  One bright spot is that the days on market dropped 54% versus July and down 50% year over year. The Anthem real estate market continued to cool off in August. The Phoenix, AZ real estate market continued to pull back in August. The number of homes sold was up 6% from July and up 4% from last year. However, much like the nation as a whole inventory is dwindling. There are currently only 3,772 available homes on the market at this time in Phoenix, and only 17,760 available on the entire Arizona Regional Multiple Listing Service (ARMLS), which covers all of Maricopa County as well as parts of Pinal and Yavapai Counties. The Villas  real estate market cooled remained on an even keel through July. 2 homes closed escrow in The Villas in July, the same as in June and the same as last July.   The average sale price for the homes sold in July dipped a little versus June , down 2%, but up 3% over last July.   There are currently 3 homes on the market in The Villas at this time.  However, there are 7 under contract, whcih bodes well for August's market report. The 12 month moving average price, $158,559 continues to edge up, 4% versus 2016.
