For months leading up to the expiration of the first time home buyer tax credit real estate experts and agents alike were predicting a fall off in activity in the real estate market once the credit expired.
Well folks, if you were one of those prognositcators you were sorely mistaken.  At least that's from our perspective in Phoenix, AZ.
We are still seeing multiple offers on properties, bidding wars, and even some slight price appreciation in our market.

Last night I was watching a great program on the History channel called "The Beatles: On Record".  It's a facinating introspective on The Beatles and their recording process, starting with their first single "Love Me Do" through their first album, "Please , Please Me" on to "Abbey Road" (their last recorded album, although "Let It Be" was released after).  The show is narrated via interviews with the boys in the band (do I really need to name them?) and George Martin.  With studio film footage and rare outtakes.  It's really facinating to hear their take on songs and a little bit of the … (0 comments)

The downturn in the housing market is finally starting to catch up to the Scottsdale real estate market. Scottsdale had been holding up pretty well through the malaise, but just like other high end areas around the country, this recession and the preceding housing slump are starting to affect even the higher income earners.  That being said, there are some fantastic bargains in Scottsdale right now.  And when the market picks up full swing again, the homes in Scottsdale are going to appreciate at about double the rate of homes in other parts of the valley.

Now's the time of the year we love in Phoenix.  The weather is starting to cool, but the skies are blue.  And typically we see our real estate market heat up as well.  That being said, we have seen a tremendous uptick in activity during our summer months as well.
My business partner, Ben Bailey, has prepared some graphs that show indeed, the real estate market here in Phoenix is heating up.

Avg. Sale price (Solds): $247,925 (Down 10% from Mar. '08, Down 17% from April '07)
Avg. price per sq. ft. (Solds): $154.80 (Down $14 per Sq. Ft. from Mar. '08,  Down 24% from April '07)

Driving into the office this morning one of the radio stations I listen to posed an interesting caller response question.  Do you think people are more rude these days?  Overwhelmingly the answer was yes.  Now you may ask, "what does this have to do with real estate."  Well, on the surface nothing.  But ours is a service industry.  And like other service industries we encounter the general public on a daily basis.  And I know ALL real estate agents have had their fair share of "rudeys".   From not returning phone calls to not showing up for appointments we've all had experiences … (8 comments)

As I mentioned in one of my previous posts, this weekend we at Windermere West Valley participated in Emma's Run 2, an annual fundrasing 5k/10k race to support local family oriented charities.  Windermere West Valley contributed $1,000 to the cause and had several runners participate in the race.  The Windermere Foundation is something that separates Windermere Real Estate from many of the other real estate brokerages around the country.

Today's news could be signaling the bottom of the real estate market in the Phoenix area. (Read more) According to the latest home sale figures for the month of February, homes sales increased 2.9% nationally and over 10% here in the Phoenix area.
A while back I wrote about the old Wall St. adage, "buy on the rumor, sell on the news." Well folks the news is starting to eek out.  Just last week I saw on one of the local newscasts a story about how home prices in Scottsdale and Gilbert increased in February.

This weekend I was watching a show about the boom and bust of the dot com era in the late 90's.  As I was watching I could not help but notice the similarities of that market's run up and bust and that of our current real estate market's boom and bust.
