The  Scottsdale real estate market seems to have hit a bottom. Scottsdale had been showing some signs of waning under the pressure of the economic downturn from the preceding months. But lately the tide seems to be turning. The real estate market in Anthem is a mixed bag for the month of April .  The number of homes actively on the market fell again, which is good.  And we've seen a significant climb in homes under contract. Bute we've also saw prices continue to decrease a bit as well as the number of homes sold.  The latter most likely due to the number of short sales under contract, which typically take much longer to close. The other day my business partner was compiling some market statistics to be posted to our website.  What we were interested in was exactly how many bank owned homes AND short sales were on the market in the greater Phoenix area.  To our surprise, the number of both as a percentage of the overall inventory has dropped dramatically.
Here are our findings:
Total number of active listings: 39,498

Total number of bank owned homes currently on the market: 6,811
Total number of short sales on the market: 9,113

The graph below illustrates the median sales price of homes sold through the Maricopa County MS Year 2008 vs. 1 Qtr. 2009.  You'll not that the median sales price has fallen 47% from the March '08 through March '09.  However, the rate of decline in prices seems to be leveling off as evidenced by the  yellow line representing 2009 sales.

The chart below illustrates some very positive trends occuring in the Phoenix real estate market.
The bar graph portion of the chart represents the "burn rate" for our inventory.  Or how many months supply of homes we currently have on the market.  This number has decreased dramitically from a high of approximately 20 months worth of supply in January 2008 to about a 9 months supply through February 2009.

I've been working with an out of state buyer for the past couple of weeks.  I send him listings from our local MLS and he in turn has responded with listings from Zillow that he found for the same homes.
I've found Zillows information to be incorrect more often than not.  Many times the listings are old listings with outdated photos.

I often get asked about how far prices have fallen here in the Phoenix real estate market from the peaks of a few years ago.  So I compiled an analysis of homes sold over the past four years including the first quarter of 2009.
