The Anthem Parkside real estate market was a mixed bag as we finished 2016. The total number of homes sold in the The Parkside was down 7% from November, but up 28% over December 2015. The average sale price was down 8% from November and up 3% year over year. The 12 month moving average was flat again, but up 6% from last year. The price per square foot increased by 13% over November and up 9% year over year. The days on market finally decreased, now standing at 68 days, down 12% from November down 13% from December 2015. December saw the Scottsdale real estate market pick up a little bit heading into the new year. However, the numbers are still not stellar. Sales activity was up 8% over November and 5% over last December, but the average sale price decreased again by 1% and only 2% year over year. The 12 month moving average sale price was also flat month over month and increased only 3% year over year, now standing at $510,841. The Anthem Country Club real estate market continued to retreat in December. The total number of homes sold in the Country Club declined to 18, down 14% from December 2015. The average sale price decreased dramatically from November and December 2015. The Phoenix, AZ real estate market rebounded a bit to close out 2016. The number of homes sold in December was up 9% over November, and up 7% from last year. The year over year price increase continues to move in the right direction, although at a little less steep trajectory, up 5% over December 2015. The 12 month moving average sale price is now $256,858, up 7% from the previous year and continuing to close in on our pre crash highs. The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015. And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. The price per square foot jumped 6% versus November 2016, and was up 4% year over year, however this is more of a symptom of smaller homes selling than the actual price per square foot increasing.
