The Anthem real estate market started the "selling season" fairly strong. However, much like the nation as a whole, Anthem is suffering from an inventory shortage.  The number of homes actively on the market is 15% less than this time last year.  The sparse supply is driving up the average sale price, which is up 17% over last year.  The total number of homes sold increased 31% from January, but was down 7% from February 2017.  The price per square foot increased by 4% over January and was up 13% year over year.  The 12 month moving average ($330,997) continues to remain flat … (0 comments)

Prices retreated a bit while activity picked up in the Scottsdale real estate market during February. The number of homes sold increased slightly while the average sales price decreased.  Sales were up 5% from January and up 3% from last February. The average sale price decreased 1% versus January and was up 11% from January 2017.  The 12 month moving average sale price was up 6% from a year ago,  now standing at $541,742, up 1% from the 12 month moving average through January. Prices rose, but activity remained a bit flat in the Scottsdale real estate market during January. The number of homes sold decreased slightly while the average sales price increased.  Sales were down 5% from December but up 8% from last January. The average sale price increased 3% versus December and was up 8% from January 2017.  The 12 month moving average sale price was up 5% from a year ago,  now standing at $534,684, up 1% from the 12 month moving average through November and up 5% from a year ago. The Villas real estate market finished 2017 with a wimper. No homes closed escrow in The Villas for the month of December.   There are currently 2 homes on the market in The Villas at this time.  However, there are 4 under contract, which bodes well for January's market report. The 12 month moving average price, $166,732 continues to edge up, 8% versus 2016.

The Phoenix, AZ real estate market continued to pull back a bit in September. The number of homes sold was down 9% from August but up 2% from last year. The number of home on the market increased by 1% over August, but is down 2% versus last year.  At this time there are only 18,084 homes available on the entire Arizona Regional Multiple Listing Service (ARMLS), which covers all of Maricopa County as well as parts of Pinal and Yavapai Counties. The Villas  real estate market cooled remained on an even keel through July. 2 homes closed escrow in The Villas in July, the same as in June and the same as last July.   The average sale price for the homes sold in July dipped a little versus June , down 2%, but up 3% over last July.   There are currently 3 homes on the market in The Villas at this time.  However, there are 7 under contract, whcih bodes well for August's market report. The 12 month moving average price, $158,559 continues to edge up, 4% versus 2016.
