The Villas  real estate market cooled off a bit in June. 2 homes closed escrow in The Villas in June, the half as many as in May, but twice as many as last June.   The average sale price for the homes sold in June inched up a bit over May , up 1%, and 2% better than last June.  Again, due to the smaller floor plans selling as evidenced by the price per square foot increasing by 3% from May. The Anthem real estate market entered summer strong. The total number of homes sold was up 33% from May, and up 27% from June 2016.  The average sale price increased 5% over May and up 3% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 3% from last year.  The price per square foot declined 3% from May and was up 6% year over year. May was similar to April for  The Villas  real estate market. 4 homes closed escrow in The Villas in May, the same as April, and far better than last May when we no homes sold.   However, the average sale price for the home sold in May was significantly less than April , down 11%.  More due to the smaller floor plans selling rather than any real decline in price as evidenced by the price per square foot increasing by 7% from April. The Scottsdale real estate market finally showed some life in March. The number of homes sold increased AND prices increased.  Sales were up 36% from February and up 13% over last March, and the average sale price was up 4% from February and March 2016.  The 12 month moving average sale price remained flat month over month and increased only 2% year over year,  now standing at $513.148  The number of homes on the market is 3,265, the same as February but down 12% from the same time last year.  The days on market is at 104 the same as last year.  The burn … (2 comments)
