The Anthem AZ real estate is beginning to slow a bit, which is normal heading into the holiday season.  Home sales were off a bit year over year.  The number of homes on the market  declined a bit from October, only 177, but the year over year average sale price and average price per sq. ft. continue to increase by 21% and 8% respectively.    So things continue to look bright for the Anthem real estate market.

Happy Thanksgiving! And Anthem home owners have every reason to be thankful this year. The Anthem real estate market continues to be one of the top performing areas in the Valley and has recovered a good portion of the value lost during the housing bust.  The average sale price of homes in the Country Club ramped up again in October versus September.  And year over year we continue to see gains as well.  The 12 month moving average shows that Country Club home prices are up 6% year over year. The average sale price ramped up in September versus August.  And year over year we continue to see gains as well.  The 12 month moving average shows that Country Club home prices are up 7% year over year. The Anthem AZ real estate market finished the summer on a high note.  Home sales increased by 57% over July and 9% over the same time last year.  The number of homes on the market is still low, only 140, but the year over year average sale price and average price per sq. ft. continue to increase.  And the 12 month moving average shows a price increase of 12% from the same period last year.  So things continue to look bright for the Anthem real estate market.

The Anthem real estate market continues to maintain its torrid pace.  In the Country Club homes sold in July continue to be limited.  But again, that is due to the lack of inventory on the market. The average sale price slipped a little July vs. June, but year over year we’re still heading up. And again, we continue to see an increase in the price per square foot year over year. Anthem Country Club homes have held their values pretty well over the past three years (see chart below).   The average sale price has only declined by 3% over the past three years.  Meanwhile the price per sq. ft. has remained virtually unchanged.  Homes are selling with a 3-4 month time frame signaling that the Anthem Country Club has been in a balanced market for the past few years.  Already 2012 is showing signs of a rising market for Anthem Country Club homes.
