September 2016 saw a sharp drop off for the Anthem Country Club real estate market. The total number of homes sold in the Country Club was the fewest we've seen since Septermber 2014.  The average sale price increased over August and year over year, but the 12 month moving average remained flat over August and actually decreased by 4% from last year.  The first time we've seen that since we hit the bottom of the market in last summer 2011.  The price per square foot also decreased by 2% from August and down 3% from last September. The 2nd quarter of 2016 really picked up nicely for the Anthem Country Club real estate market. The total number of homes sold in the Country Club increased greatly over the 1st quarter but slightly less than the 2nd quarter 2015.  The average sale price increased over the 1st quarter but dropped off from 2016, and the price per square foot continued to move up, 4% year over year.  The days on market moved down, but the burn rate, (or homes under contract versus homes on the market) is now about 4.5 month’s supply. The Anthem,  AZ real estate market slowed down a bit in July.  The number of homes sold was down 33% from a year ago.  Even the 12 month moving average sale price, ($308,874, up 3% from the previous year) has started to level off a bit.  The number of homes currently on the market is 189 with the days on market at 73, 17% less than a year ago. Combined with a burn rate of 2.80 months supply, and we still have a very balanced market in Anthem.

The Anthem,  AZ real estate market is continuing on a steady pace through the summer season.  The number of homes sold was down 16% from a year ago, but the 12 month moving average sale price continues to edge up, climbing to $310,123, up 4% from the previous year and nearing our pre crash high.  The number of homes on the market is 213 with the days on market at 88, 13% longer than last year. Combined with a burn rate of 3.20 months supply, and we have a very balanced market in Anthem.

Well much like our weather, this is the time of the year when the Anthem real estate market typically starts to warm up. The Anthem real estate market saw a little dip in March as we continue through the traditional buying season.  The number of homes sold was down 12% from a year ago, and the average sale price was down 4% from the same time last year as well. The 12 month moving average sale price continues to edge up, climbing to $308,038, up 5% from the previous year.  The number of homes on the market stayed about the same at 217, however the days on market spiked up dramatically to 102. The 4th quarter saw the usual holiday slow down for the Anthem Country Club real estate market. The total number of homes sold in the Country Club pulled back from the 3rd quarter but was quite a bit better than the 4th quarter 2014. The average sale price dropped a little, but the price per square foot was up 4% year over year, signifying that more smaller homes are selling at this time. The Anthem real estate market remained on an even keel through December 2015 as we head into the traditional buying season.  The number of homes sold was up 18% from a year ago, and up slightly over November.   The 12 month moving average sale price continues to edge up, climbing to $305,649, up 2% from the previous year.  And the number of homes on the market edged down a bit to 184 with the days on market at 80, a little less than last year.  All told, the Anthem housing market is in very good shape at this time.

The third quarter of 2015 showed a continued slowing for the Anthem Country Club real estate market.  Home sales dipped a bit from the second quarter of the year but were better than the third quarter 2014.  The average sale price slid versus the second quarter but was up 5% over last year.  Homes in the $500k + range are still taking a bit longer to sell but we are starting to see more homes test the million dollar mark.  So things in that price range are looking up.  The average price per square foot increased as well.  And the average … (1 comments)

The Anthem real estate market showed some spark in 2015.  The number of homes sold increased over August and was up 10% from a year ago.   The 12 month moving average sale price also edged up, climbing to $302,855, up 2% from the previous year.  The number of homes on the market increased slightly to 188 and the days on market increased to 89 days slightly less than last year.  Homes in the $500k + range are still taking a bit longer to sell, 102 days on average.

The Anthem real estate market continued it's retraction in August 2015.  The number of homes sold decreased dramatically from July was even less than a year ago.   The 12 month moving average sale price flattened, remaining at the $300k mark, only up 1% from the previous year.  The number of homes on the market decreased slightly to 179,  about 25% less than where we were at the same time last year.  Days on market increased to 77 days in August, 11% less than last year.  However, homes in the $500k + range are still taking a bit longer to sell, 129 … (1 comments)

The second quarter of 2015 was pretty flat for the Serenity Villas at Anthem real estate market. Home sales were up just slightly from the first quarter of the year but double the same time last year. The average sale price was flat as well as the average price per square foot. The average days on market has decreased, less than 3 months now, however it is taking far longer to sell homes in the Villas than it did at this time last year.
