September 2016 saw a marked slow down for the Anthem real estate market. Home sales were down 16% versus August 2016, up 11% over September 2015. Most notably the average sale price decreased by 7% from August and declined 5% year over year. In addition, the average price per square foot dropped 5% against August and 5% year over year as well. Sure, there’s some additional educating and advice to dispense, but I find first time home buyers are lot more receptive to what we Realtors have to say than folks who have bought and sold several homes through the years. But there are some questions new home buyers need to ask themselves before jumping into the fray.

The Scottsdale, AZ real estate market rebounded nicely in August off July's disappointing numbers, but is still showing some mixed signals. The number of homes sold was up nicely over July 2016 and August 2015. The 12 month moving average sale price still remained pretty much the same month over month and year over year, and now resides at $502,183. The number of homes on the market is 2,624 with the days on market at 122, 9% longer than last year. The burn rate (homes pending/home sold) is at 3.86 months, which signals a slight seller's market. The Phoenix, AZ real estate market continued it's downward trajectory through the month of August. The number of homes sold was up only 1% from July, but up 11% from last year. However the year over year price increase continued to narrow, only 4% over August 2015. The 12 month moving average sale price continues to edge up, climbing to $250,795, up 7% from the previous year and inching closer to our pre crash highs. 2016 has started out quite well for the Serenity Villas real estate market. The total number of homes sold increased for the 2nd consecutive quarter continuing the long term upward trend in The Villas. The 1st Qtr. saw the days on market for those homes that sold decrease dramatically from the 4th Qtr and last year both. The 12 month moving average sale price remained the same month over month and year over year, and now resides at $501,883. The number of homes on the market is 2,581 with the days on market at 113, 7% longer than last year. The burn rate (homes pending/home sold) is at 3.72 months, which signals a slight seller's market.
