The Anthem Parkside market also saw some nice price appreciation in the month of July.  Although the pace of sales continued to taper off in July.  The average sale price rose 13% month over and month and 1% year over year.  And much like the Country Club, it seems that the larger homes are selling since the price per square foot pretty much remained the same.  Here are the statistics for the Parkside for July 2011:

The market has continued to gain some strength in the Country Club section of Anthem.  Year over year the average sale price is down 3% but the price per sq. ft. actually increased by 2%.  Which is a good precursor to prices in general rising soon.

Not only is the Anthem home resale market picking up steam but the rental market in Anthem has been red hot for the past year or so.  With tighter lending restrictions and many people with damaged credit rentals have become a highly demanded commodity in Anthem.
Over the last six months 192 homes have been leased in Anthem.
The average lease price for those 192 homes was $1,437 per month for a 2,133 sq. ft. home on average.  The average days on market for these rentals was only 28 days.

April continued the positive streak in the number of homes sold in Anthem.  Again, typical of this time of year.  We're still quite a bit off of last year's pace.  That may be explained by the fact that the "bargains" are fastly disappearing from the market.  And there are fewer bank owned homes on the market in Anthem as, therefore buyers are relegated to purchasing short sales, which take much longer to close.  In fact, there are fewer homes PERIOD on the market in Anthem, with only 149 active listings at this time, approaching levels we haven't seen 2005/06.  Pending sales … (2 comments)

Unless you want to pay a higher price and higher interest rates.
Anyone interested in buying a home in the Phoenix real estate market, especially anything listed at $100,000 or less, you better move fast.  And be willing to pay list price.  Our market is fast becoming a seller's market in that price range.  We've seen many, many, a client miss out on great opportunities because they didn't move quickly enough or they insisted on making an offer less than list price.

foreclosures: Phoenix Real Estate - Market Report March 2011 - 04/05/11 10:55 AM
March saw a signifcant drop off in the number of homes sold in Phoenix.  The number of homes on the market is currently 6,749, with a burn rate of a little over 2 months.  And there are 5,176 homes in pending status as well.   The average sale price is starting to stabilize as well as the bottom of the market seems to be near. There are still some very good deals on the market as noted by the lowest priced homes sold, however, my hunch is that these were extreme fixer uppers.  Maybe even tear downs.  The luxury end of the … (0 comments)
