glendale: Anthem, AZ Parkside real estate market report - Sept. 2016 - 10/12/16 02:54 AM

September 2016 saw the Anthem Parkside real estate market flatten out a bit. Home sales were down 2% from August, but 90% over September last year.  The average sale price dropped 7% from August but was up 4% year over year.  The average price per square foot, probably the best market litmus test, decreased 3%  from August and decreased 1% year over year.  The average days on market remained the same versus August and was down 2% year over year. September showed the Scottsdale, AZ real estate market slowing again, continuing the trend of mixed signals we've been getting over the last several months.  Sales activity was down, but price movement is still heading up, albeit ever so slightly.  The number of homes sold was down 10% versus August 2016, but up slightly over August 2015. glendale: Ironman and Real Estate - 12/30/15 07:23 AM
 
 
This past year, 2015, I completed my first Ironman.  Ironman AZ to be specific, here in Tempe, AZ.  For those who are not familiar with an Ironman race it is basically a whole day of non-stop, continuous exercise.  A 2.4 mile swim, followed by 112 mile bike ride, topped off with a 26.2 mile marathon run.  It's fun! (When I say that most people look at me like I'm crazy).  At least I think it is.

Over my years in the real estate business I've encountered many a cash buyer, both as my direct client and as a listing agent representing sellers.  And a common trait I've noticed about cash buyers is what I might politely call "Over Confidence".  There seems to be a mind set amongst the cash buyer that because they DO have cash that they can get whatever they want at a severe discount (READ: Steal).  But that's not always the case.

glendale: As prices rise, foreclosures decrease in Phoenix.... - 10/21/13 10:52 AM

 
The Phoenix metropolitan area was one of the worst hit areas in the country during the housing market crash a few years ago. Looking back we can see that we hit the bottom sometime around September 2011.  Since then we've seen a significant increase in home prices (23% year over year from September 2012 - September 2013).  With this increase in home prices we've seen a significant drop in foreclosures.  According the Arizona Republic foreclosures in the Phoenix metropolitan area have fallen from a high of 5,100 in March of 2010 to only 697 in September.

glendale: Anthem, AZ Real Estate Market Report - August 2013 - 09/06/13 09:56 AM
The Anthem AZ real estate market continued it's upward price trajectory in August.  Home sales were down significantly from July. However, prices continue to increase.   We are up 33% in average sale price year over year.  And the 12 month moving average sale price is up 15%, as well.  The number of homes on the market continues to increase with 194 currently active. This increasing supply of homes will start to put a damper on price increases in the coming months.  Days on market increased to 77,  90 days on market typically signifying a neutral market.  Even though August showed some signs of slowing, things continue to look bright for the Anthem real estate market.
