Prices AND sales activity plummeted in the Anthem Country Club real estate market during October. The total number of homes sold in the Country Club was down 30% versus September and was down 27% from October 2017. The average sale price dropped by 22% from September, and was down 12% from October 2017. The price per square foot also fell 2% from September but was up 12% year over year. The Anthem real estate market showed some spark in 2015. The number of homes sold increased over August and was up 10% from a year ago. The 12 month moving average sale price also edged up, climbing to $302,855, up 2% from the previous year. The number of homes on the market increased slightly to 188 and the days on market increased to 89 days slightly less than last year. Homes in the $500k + range are still taking a bit longer to sell, 102 days on average. The dog days of summer are behind us and the Scottsdale real estate market is still struggling to keep up with the rest of the value. My assessment of this situation is that most homes in Scottsdale do not fit within the conforming loan limits. Therefore people are having difficulties securing loans for homes in this price range. Most homes in Scottsdale are not prime investment properties (negative cash flow on most) so the investors have not yet made their way to Scottsdale like they have in other areas of the valley.
