The Anthem Country Club real estate market showed renewed life in October. The total number of homes sold in the Country Club bounced back, twice as much as September, but still 29% less than October 2015.  The average sale price decreased from September and was up only 1% year over year.  The 12 month moving average increased by 1% over September and is down 4% from last year.  Continuing the trend from last month, and the first time since the bottom of the market during the summer of 2011.  The price per square foot increased by 3% over September but remained … (2 comments)

September 2016 saw a sharp drop off for the Anthem Country Club real estate market. The total number of homes sold in the Country Club was the fewest we've seen since Septermber 2014.  The average sale price increased over August and year over year, but the 12 month moving average remained flat over August and actually decreased by 4% from last year.  The first time we've seen that since we hit the bottom of the market in last summer 2011.  The price per square foot also decreased by 2% from August and down 3% from last September. September showed the Scottsdale, AZ real estate market slowing again, continuing the trend of mixed signals we've been getting over the last several months.  Sales activity was down, but price movement is still heading up, albeit ever so slightly.  The number of homes sold was down 10% versus August 2016, but up slightly over August 2015. The 2nd quarter of 2016 saw a dramatic uptick in activity for the  Anthem Parkside real estate market. The 2nd quarter of 2016 really picked up nicely for the Anthem Country Club real estate market. The Anthem,  AZ real estate market is continuing on a steady pace through the summer season.  The number of homes sold was down 16% from a year ago, but the 12 month moving average sale price continues to edge up, climbing to $310,123, up 4% from the previous year and nearing our pre crash high.  The number of homes on the market is 213 with the days on market at 88, 13% longer than last year. Combined with a burn rate of 3.20 months supply, and we have a very balanced market in Anthem.

The Anthem real estate market saw a little dip in March as we continue through the traditional buying season.  The number of homes sold was down 12% from a year ago, and the average sale price was down 4% from the same time last year as well. The Anthem real estate market remained on an even keel through December 2015 as we head into the traditional buying season.  The number of homes sold was up 18% from a year ago, and up slightly over November.   The 12 month moving average sale price continues to edge up, climbing to $305,649, up 2% from the previous year.  And the number of homes on the market edged down a bit to 184 with the days on market at 80, a little less than last year.  All told, the Anthem housing market is in very good shape at this time.

The 4th quarter saw the usual holiday slow down for the Anthem Country Club real estate market. The total number of homes sold in the Country Club pulled back from the 3rd quarter but was quite a bit better than the 4th quarter 2014. The average sale price dropped a little, but the price per square foot was up 4% year over year, signifying that more smaller homes are selling at this time. Happy Holidays! The 3rd Qtr showed an uptick in the Serenity Villas real estate market. The total number of homes sold in The Villas increased as well as the average price. The 3rd Qtr. also saw the days on market for those homes that sold shrink dramatically from the 2nd Qtr and last year collectively. There’s only 1 home on the market in The Villas at this time, an 80% decrease from the 2nd Qtr. The 12 month moving average price is up 3% versus 2014. The Anthem real estate market continued to chug along through November as we head into the holiday season.  The number of homes sold was up 19% from a year ago, but down a bit from the previous month.   The 12 month moving average sale price continues to edge up, climbing to $304,943, up 2% from the previous year.  And the number of homes on the market increased ever so slightly to 191 with the days on market at 87, slightly more than last year.  All in all the Anthem housing market is in very stable shape at this point in time.
