Activity continued to increase during March in the Phoenix, AZ real estate market. The number of homes sold in March was up 36% over February, and up 6% over last year. The year over year price increase continues to move in the right direction, up 8% over March 2016. The 12 month moving average sale price is now $261,559, up 8% from the previous year and now just about at our pre crash highs. The Anthem real estate market picked up a bit in March. The total number of homes sold was up 19% from February, and up 9% over March 2016. The average sale price was up 11% from February and up 14% year over year. The 12 month moving average moved up slightly month over month (1%), and up 3% from last year. The price per square foot also rose versus February and was up 9% year over year. February saw the return of sales of the smaller homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from January, but was up slightly year over year. The average sale price dropped greatly over January 2017, most likely attributed to smaller less expensive homes selling. Year over year the average sale price increased by 3%, however, the price per square foot dropped 6% year over year. The days on market spiked up as well 139% over January and 90% year over year. The Scottsdale real estate market showed a mixed bag for February. The number of homes sold increased, but prices still remain stagnant. Sales were up 14% from January and up 18% over last February, but the average sale price was down 4% from January, and up only 1% from February 2016. The 12 month moving average sale price was also flat month over month and increased only 2% year over year, now standing at $510,771. The Anthem real estate market, as well as the weather, continued to cool off through the month of November. Home sales were down 16% versus October 2016, up 20% over November 2015. In addtion. the inventory of homes on the market is at 3.06 month’s supply, continue to move in to a buyer's market.
