The Phoenix, AZ real estate market ratcheted back up in May, with prices heading up too.  The number of homes sold was up 9% versus April, but down 2% from last year. The average sale price was up 5% versus April, and up 12% over May 2017. The Sun City Grand real estate market ratcheted up in April.  The number of homes sold in Grand for the month of April was up 37% over March, and up 18% from last year.   The average sale price was up 4% versus March and up 7% year over year. The Villas real estate market remained on an even keel in April. 3 homes closed escrow in The Villas during April, the same as March. There are currently 3 homes on the market in The Villas.  And there's one home under contract, which doesn't bode well for May's market report. The 12 month moving average price, $170,761 ticked up a little and is still up 7% versus April 2017.

Home sales fell 11% from March and were down 7% year over year.  The average sale price was up 2% over March and up 14% over April 2017.  The average price per square foot decreased 1% from March, but was up 3% year over year for the Parkside. The average days on market decreased 4% versus March and was up 15% over April 2017. The total number of homes sold in the Country Club fell off down 41% versus March,  and down 19% from April 2017.  The average sale price decreased by 25% versus March, and was down 15% year over year. The Anthem real estate market pulled back in April.  And the numbers are very similar to those of April 2017. The Phoenix, AZ real estate market activity shot up dramatically in March, with prices increasing nicely as well.  The number of homes sold was up 30% versus February and up 7% from last year. The average sale price was up 5% versus February,  and up 8% over March 2017. Earlier in the week the stock market freaked a bit when the yields and on the 2 Year and 10 Year Treasury notes began to converge. (https://www.msn.com/en-us/finance/news/whats-a-flattening-yield-curve-and-why-it-should-scare-you/ar-BBKPlkx ) This "flattening", when yields on the short term and long term treasury bonds start to close in on each other, has been a reliable predictor of oncoming recessions.  So, what does this mean for the real estate market?  Well, a lot.
