The Anthem Parkside real estate market continued its summer slump too through September. Home sales were up by 9% versus August, but were down 14% year over year. And the average sale price decreased, down 12% versus August but up 2% over September 2016. The average price per square foot decreased as well, down 3% from August, and up 6% year over year for the Parkside. The average days on market increased, 19% over August but down 3% from September 2016. The inventory of homes on the market is at a 2.96 month’s supply, moving back toward a balanced market. The total number of homes sold in the Country Club inched up slightly from August, up 13%, and up 80% from September 2016. The average sale price decreased again in September, down 1% from August, and down 13% year over year. The price per square foot increased 6% from August and up 4% year over year. The days on market increased significantly from August, up 70%, but down 34% year over year. The Anthem real estate market remained faily flat in September. The total number of homes sold increased slightly, 4% from August, and up 3% from September 2016. However, the average sale price decreased 7% from August and remained the same year over year. The 12 month moving average ($320,367) continues to remain flat month over month and is now up 3% from last year. The price per square foot was pretty much the same as August and was up 8% year over year. Sales were down 16% from August and down 8% from last September. The average sale price increased 1% versus August and was up only 2% over September 2016. The 12 month moving average sale price was up 5% from a year ago, now standing at $530,363. The number of homes on the market is 2,691, 13% more than August, and 5% less than September 2016. The Phoenix, AZ real estate market continued to pull back a bit in September. The number of homes sold was down 9% from August but up 2% from last year. The number of home on the market increased by 1% over August, but is down 2% versus last year. At this time there are only 18,084 homes available on the entire Arizona Regional Multiple Listing Service (ARMLS), which covers all of Maricopa County as well as parts of Pinal and Yavapai Counties.
