The Anthem Country Club real estate market continued to plateau in February. The total number of homes sold in the Country Club was down 41% versus January and was also down 6% from February 2018. The average sale price increased by 5% over January, but was down 11% from February 2018. The price per square foot also fell 2% from January and was down 4% year over year. But more importantly for the sixth month in a row the 12 month moving average slipped, now at $420,171, down 1% from January and now only up 1% from February 2018. The days on market … (1 comments)

The Villas at Anthem real estate market had 2 sales in December, 1 more than November and 2 more than December 2017. There are currently 4 homes on the market in The Villas, and 2 homes currently under contract. The 12 month moving average price, $187,752 inched down again this month but is up 13% versus December 2017. The Anthem real estate market showed us a little love in February, but there are still some unsettling signs being posted. The total number of homes sold was up 17% from January, and up 39% over February 2016. The average sale price was down 14% from January and up 4% year over year. The 12 month moving average was flat again month over month, and up only 1% from last year. The price per square foot was also flat versus January and down 1% year over year. The Anthem real estate market remained on an even keel through December 2015 as we head into the traditional buying season. The number of homes sold was up 18% from a year ago, and up slightly over November. The 12 month moving average sale price continues to edge up, climbing to $305,649, up 2% from the previous year. And the number of homes on the market edged down a bit to 184 with the days on market at 80, a little less than last year. All told, the Anthem housing market is in very good shape at this time. Setting a price for a home in the Phoenix area has become increasingly more challenging these days. Due to the number of short sales and foreclosures on the market, and ever more popping up daily, my business partner and I have found that the prior method of using sold homes as the barometer of a homes' value is out the window.
