The total number of homes sold in the Country Club was up 27% versus November and up 46% from December 2017, breaking a 3 month skid. The average sale price increased by 2% from November, but was down 6% from December 2017. The price per square foot also rose 4% from November and was up 3% year over year. The number of homes sold was down 4% from November and down 15% from last December. This marks six out of the last seven months of declining home sales in Scottsdale. The Anthem real estate market continued to chug along through November as we head into the holiday season. The number of homes sold was up 19% from a year ago, but down a bit from the previous month. The 12 month moving average sale price continues to edge up, climbing to $304,943, up 2% from the previous year. And the number of homes on the market increased ever so slightly to 191 with the days on market at 87, slightly more than last year. Finally after all the negative press about the housing market over the past year the Wall St. Journal (click on the link below) published an objective look at where we stand and what lays ahead. Sorry Chicken Little, the sky is not falling. http://online.wsj.com/article/SB121003604494869449.html?mod=WSJBlog We as Realtors can "educate" the public and our clients all we like. But it takes major news publications to persuade people to act. The news and education has to come from an objective source that has no vested interest in the outcome. I must get asked this question about 10 times a week. To which I reply, "I wish I knew. Then I could make millions." I'm sure stock brokers hear the same thing. At first it's annoying, but then you just learn to live with it. Here in the Phoenix real estate market we've been hit pretty hard. It has hurt many people. But we're all still alive. The market here was one of the first to slide into this downturn and signs are indicating that our housing market might be picking up, ever so slightly. I post this entry after once again having a full priced offer on a short sale for one of my clients rejected. So I may be a bit perterbed. Everyday in the news we are hearing of banks and lenders having to write down 10's of billions of dollars in loan debt, of banks and lenders closing up shop, of banks and lenders acquiring or merging with one another.
