Home sales increased a bit but prices fell in the The Sun City Grand real estate market through March.  The number of homes sold in Grand for the month of March was up 17% versus February, but down 4% from last year.  The average sale price fell 6% from February but was up 17% year over year. Sales increased 54% over February but were down 25% year over year.  The average sale price increased 4% versus February and was up 7% versus March 2018.  The average price per square foot was virtually the same as February, and was up 3% year over year for the Parkside. The average days on market was down 36% versus February and down 38% versus March 2018. The Anthem Country Club real estate market continued to plateau in March, although the month over month numbers looked a little better. The total number of homes sold in the Country Club was up 44% versus February but was down 38% from March 2018. The average sale price increased by 11% over February, but was down 8% from March 2018. The price per square foot rose 1% from February but was virtually the same year over year. Homes sales continued to increase and prices rose too during March in the Phoenix, AZ real estate market.  The number of homes sold increased by 27% versus February and were down 15% year over year. The average sale price rose 1% from February, and was up 4% over March 2018. Sellers received about 98% of their list price during the month. Kind of a mixed bag in the Anthem Country Club real estate market during December. The total number of homes sold in the Country Club was up 27% versus November and up 46% from December 2017,  breaking a 3 month skid. The average sale price increased by 2% from November, but was down 6% from December 2017. The price per square foot also rose 4% from November and was up 3% year over year. Activity in the The Sun City Grand real estate market rebounded nicely in October with prices rising as well.  The number of homes sold in Grand for the month of October was up 28% over September, but down 7% from last year.  The average sale price increased 5% over September and was up 29% year over year. Prices AND sales activity plummeted in the Anthem Country Club real estate market during October. The total number of homes sold in the Country Club was down 30% versus September and was down 27% from October 2017.  The average sale price dropped by 22% from September, and was down 12% from October 2017. The price per square foot also fell 2% from September but was up 12% year over year.  Some good news, the days on market dropped 30% versus September, and was down 42% year over year. Sellers, your listing agent may be costing you viewings of your home and potential buyers by being TOO specific, or too cute in their description of your home on the multiple listing service.
My subject line is an actual entry for the "Subdivsion" category on a home I showed last week to some potential buyers.  And it's not the first time I've come across subdivision entries that are incorrect.  Listing agents often hurt their clients inadvertantly by incorrectly labeling the subdivision in which the home is located.
