The Villas  real estate market cooled off a bit in June. 2 homes closed escrow in The Villas in June, the half as many as in May, but twice as many as last June.   The average sale price for the homes sold in June inched up a bit over May , up 1%, and 2% better than last June.  Again, due to the smaller floor plans selling as evidenced by the price per square foot increasing by 3% from May. The Anthem Parkside real estate market picked up considerably in June. Home sales increased by 59% over May and 28% year over year.  The average sale price jumped too, up 7% over May and up 4% over June 2016. However, the average price per square foot dipped a bit 1% less than May, but up 7% year over year for the Parkside. The average days on market decreased 36% year over year and was down 17% from may. The inventory of homes on the market is at a 2.32 month’s supply, still a strong seller’s market. The 12 month moving average, $291,301 is up 3% … (1 comments)

The Anthem Country Club real estate market picked up a bit in June. The total number of homes sold in the Country Club increased a little from May, and was up 21% year over year.  The average sale price increased in June, and was up year over year by 2%. The price per square foot increased a modest 3% year over year.  The days on market remained about the same versus May and was up 8% year over year. The Anthem real estate market entered summer strong. The total number of homes sold was up 33% from May, and up 27% from June 2016.  The average sale price increased 5% over May and up 3% year over year.  The 12 month moving average continues to remain flat month over month and is now only up 3% from last year.  The price per square foot declined 3% from May and was up 6% year over year. The Scottsdale real estate market pulled back a bit in June. The number of homes sold decreased slightly but prices increased.  Sales were down 7% from May, up 3% over last June.
