The Anthem real estate market pulled back in April.  And the numbers are very similar to those of April 2017. The total number of homes sold dropped by 18% from March, and was down 13% from April 2017.  The average sale price of homes that sold in April was down 11% from March but was almost identical to April 2017.  The price per square foot also dropped by 3% versus March but was up 2% year over year.  The 12 month moving average ($335,850) barely increased month over month and is up 6% from last year.  Days on market decreased, now standing at … (3 comments)

Prices and activity kicked up a bit in the Scottsdale real estate market during March. The number of homes sold jumped dramatically, up 33% from February and up 1% from last March. The average sale price increased 2% versus February and was up 8% from March 2017.  The 12 month moving average sale price was up 6% from a year ago,  now standing at $546,377.  The number of homes on the market is 2,702, 3% less than February, and 17% less than March 2017.  Days on market is at 98, down 6% from last year and the burn rate (homes pending/home sold) … (0 comments)

The Phoenix, AZ real estate market activity continued to drive up in February, commensurate with the arrival of our "selling season".  However, prices continued to remained flat. The number of homes sold was up 25% versus January and up 13% from last year. The average sale price was flat versus January,  but up 3% over February 2017. The Anthem Parkside real estate market pulled back in January. Home sales were down 22% versus December, and were down 32% year over year.  The average sale price was down 14% from December and up 3% over January 2017. One bright spot, is the average price per square foot increased 5% from December, and was up 12% year over year for the Parkside. The average days on market decreased 32% versus December and was down 21% from January 2017. The Anthem Country Club real estate market picked up a little bit in January, but prices are still a little flat. The total number of homes sold in the Country Club increased versus December, up 38%,  and up 13% from January 2017.  The average sale price increased by 4% over December, but was down 11% year over year. Prices rose, but activity remained a bit flat in the Scottsdale real estate market during January. The number of homes sold decreased slightly while the average sales price increased.  Sales were down 5% from December but up 8% from last January. The Sun City Grand real estate market finished 2017 with upward momentum heading into 2018. The number of homes sold in Grand for the month of December was up 44% over last year.   The average sale price was up 3% over November and up 7% year over year. The Villas real estate market finished 2017 with a wimper. No homes closed escrow in The Villas for the month of December.   There are currently 2 homes on the market in The Villas at this time.  However, there are 4 under contract, which bodes well for January's market report. The 12 month moving average price, $166,732 continues to edge up, 8% versus 2016.

Numbers fell dramatically in some instances from November, but were much better than last December.  The total number of homes sold in the Country Club decreased from November, down 24%,  and down 28% from December 2016.  The average sale price decreased in December, down 15% from November, but up 33% year over year. The Anthem real estate market pulled back a little bit in July. The total number of homes sold fell off 12% from June, but was up 47% from July 2016.  Good news was the average sale price increased 5% over June and was up 9% year over year.  The 12 month moving average continues to remain flat month over month and is now up 4% from last year.  The price per square foot declined 5% from June and was flat year over year.
