Activity ratcheted up during February in the  Phoenix, AZ real estate market. The number of homes sold in February was up 11% over January, and up 28% over last year. The year over year price increase continues to move in the right direction, up 14% over February 2016. The Scottsdale real estate market started the new year on an up note. The numbers are still not fantastic, but we're seeing signs of a potentially bright 2017.  Sales activity was down 10% from December and up 25% over last January, but the number of homes pending bodes well for a big February and March. January marked the return of sales of the larger homes in the Anthem Country Club.. The total number of homes sold in the Country Club decreased slightly from December, but was up slightly year over year.  The average sale price jumped greatly over December 2016, most likely attributed to larger, more expensive homes selling. December gave us a mixed bag in the Serenity Villas real estate market. December saw the Scottsdale real estate market pick up a little bit heading into the new year.  However, the numbers are still not stellar.  Sales activity was up 8% over November and 5% over last December, but the average sale price decreased again by 1% and only 2% year over year. The Anthem Country Club real estate market continued to retreat in December. The total number of homes sold in the Country Club declined to 18, down 14% from December 2015. The Anthem real estate market threw a bit of coal in the stocking during December. Home sales were down 8% versus November 2016, up 8% over December 2015.  And the "burn rate", or the time it would take to sell the current inventory on the market at today's sale pace, continues to increase and now stands at 3.18 month’s supply, continuing it's trend in to a buyer's market. The Anthem Parkside real estate market continued to flatten in November. The total number of homes sold in the The Parkside declined by 18% from October, but up 11% better than November 2015.  The average sale price was up 5% from October but remained pretty much the same year over year.  The 12 month moving average increased by was the same as October and up 6% from last year.  The price per square foot decreased by 6% from October but remained flat year over year.
