The Anthem Country Club real estate market slowed down a bit in November. The total number of homes sold in the Country Club fell to 19, up 19% over November 2015.  The average sale price increased dramatically from October but was 2% less than November 2015.  The 12 month moving average was flat month to mont and is down 3% from last year,  continuing the trend from the last few months.  The price per square foot increased by 5% over October and was up 6% year over year.  One of the bright notes is that the days on market dropped greatly, now standing at 81 … (2 comments)

The Anthem real estate market, as well as the weather, continued to cool off through the month of November. Home sales were down 16% versus October 2016, up 20% over November 2015.  In addtion. the inventory of homes on the market is at 3.06 month’s supply, continue to move in to a buyer's market. The price per square foot decreased 1% versus October 2016, and is up 4% year over year. The Phoenix, AZ real estate market continued to hit the brakes a bit the month of November.  The number of homes sold was down again, -8% from October, but up  27% from last year. The year over year price increase continues to move in the right direction, although at a little less steep trajectory,  up 10% over November 2015. October stayed consistent with the overall market slow down in the Serenity Villas real estate market. The total number of homes sold remained the same as September, and is down by 67% from Oct. 2015 in The Villas.  The days on market for those homes that sold decreased dramatically from September but up 14% over last year.  There's one home on the market in The Villas at this time and the 12 month moving average price, $151,768 continues to edge up, 4% versus 2015, but is leveling off. September 2016 saw the Anthem Parkside real estate market flatten out a bit. Home sales were down 2% from August, but 90% over September last year.  The average sale price dropped 7% from August but was up 4% year over year.  The average price per square foot, probably the best market litmus test, decreased 3%  from August and decreased 1% year over year.  The average days on market remained the same versus August and was down 2% year over year. The Anthem,  AZ real estate market is continuing on a steady pace through the summer season.  The number of homes sold was down 16% from a year ago, but the 12 month moving average sale price continues to edge up, climbing to $310,123, up 4% from the previous year and nearing our pre crash high.  The number of homes on the market is 213 with the days on market at 88, 13% longer than last year. Combined with a burn rate of 3.20 months supply, and we have a very balanced market in Anthem.
