The third quarter of 2015 was similar to that of the same time last year for the Anthem Parkside real estate market. Home sales were down a bit from the second quarter of the year and just about the same as last year. The average sale price continued to edge up year over year (+9%). The average price per square foot increased (+6%) as well, telling us that home prices of all sizes are increasing in the Parkside. The Anthem real estate market showed some spark in 2015. The number of homes sold increased over August and was up 10% from a year ago. The 12 month moving average sale price also edged up, climbing to $302,855, up 2% from the previous year. The number of homes on the market increased slightly to 188 and the days on market increased to 89 days slightly less than last year. Homes in the $500k + range are still taking a bit longer to sell, 102 days on average.

The Anthem real estate market continued it's retraction in August 2015. The number of homes sold decreased dramatically from July was even less than a year ago. The 12 month moving average sale price flattened, remaining at the $300k mark, only up 1% from the previous year. The number of homes on the market decreased slightly to 179, about 25% less than where we were at the same time last year. Days on market increased to 77 days in August, 11% less than last year. The second quarter of 2015 was pretty flat for the Serenity Villas at Anthem real estate market. Home sales were up just slightly from the first quarter of the year but double the same time last year. The average sale price was flat as well as the average price per square foot. The average days on market has decreased, less than 3 months now, however it is taking far longer to sell homes in the Villas than it did at this time last year. The Anthem real estate market closed out 2014 a bit weaker than 2013. 44 homes sold, slightly more than November but 20% less than last year. Both the average sale price for those homes and the average price per square foot fell as well. This continued a flattening trend in the Anthem market throughout 2014. The Daisy Mountain Veterans (DMV) Post will hold its annual parade on Saturday, Nov. 8 in Anthem, beginning at 10 a.m. This year marks the tenth anniversary of the parade and the 50th anniversary of the official beginning of the Vietnam conflict. Special tribute will be paid to the men and women who fought in Southeast Asia.

The Anthem AZ real estate market showed some signs of improvement in April. Home sales increased, however prices declined. The 12 month moving average sale price is still up by 11%. The number of homes on the market fell slightly to 284, up 109% over last year, creating more downward pressure on price. Days on market also decreased to 69, 90 days on market typically signifies a neutral market. All of these factors, more supply, less demand put an increasing emphasis on price. So pricing a home correctly from the outset is vital to getting it sold.
