Over the past couple of years this segment of the Phoenix real estate market has been H-O-double T HOT!!!  And if you're a buyer or investor in this price range you better move on a property quick.  AND you're probably going to have to make a full priced offer.

Unless you want to pay a higher price and higher interest rates.
Anyone interested in buying a home in the Phoenix real estate market, especially anything listed at $100,000 or less, you better move fast.  And be willing to pay list price.  Our market is fast becoming a seller's market in that price range.  We've seen many, many, a client miss out on great opportunities because they didn't move quickly enough or they insisted on making an offer less than list price.

March saw a signifcant drop off in the number of homes sold in Phoenix.  The number of homes on the market is currently 6,749, with a burn rate of a little over 2 months.  And there are 5,176 homes in pending status as well.   The average sale price is starting to stabilize as well as the bottom of the market seems to be near. The Phoenix real estate market continues to show signs of leveling off.  The year over year numbers again showed some sharp drop offs in every category, but month over month positive signs are starting to show.  And we have to remember that last year folks were trying to beat the October deadline for the home buyer tax credit.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. This Sunday, December 19th, I, along with my wife and kids, will be participating in a short 3k walk at Kiwanis Park in Tempe to benefit Mitochondrial Disease research, and namely, to benefit this amazing little girl pictured here.  This is Mylee Grace, and she has Mitochondrial Disease, a disease for which there is no cure.

The Phoenix real estate market began showing signs of slowing in August.  The year over year numbers showed some sharp drop offs in every category.  Homes are starting to stay on the market a bit longer as evidenced by the uptick in days on market for those homes that have sold.  The bidding wars have begun to taper off, and the mad rush on bank owned homes seems to have subsided. Terrific deals abound. Coupled with historically low interest rates we are in the eye of the perfect home buying storm.

Activity in the Phoenix and Scottsdale area real estate market continues to move along at a nice pace.  However, as illustrated by the tables below the marjority of the sales activity is in the "distressed properties" markets, or foreclosures and short sales.
