Throughout my real estate career here in the Phoenix area I've always heard other agents bemoaning the fact that the market slows down here in the summer.  I've found that statement to be the complete opposite.  I and my business partner have had great success during the summer months here in Phoenix.  I wonder if it's just that these agent don't wish to brave the summer heat to show homes, hold open houses, and pound the pavement.

The latest Federal bailout of insolvent lending institutions (Fannie Mae and Freddie Mac) has brought about a lot of debate from both right wingers and left wingers over the intelligence and ethics of such a move.
The right says that we should let the free market correct itself.  The left says it's another example of corporate socialism.  What neither side is seeing is the effect of the Fed doing nothing would have on all of us.
On MSNBC the other morning Pat Buchanan nailed it on the head.  The government could not allow Freddie Mac and Fannie Mae to fail because they have "tentacles" … (3 comments)

After watching last night's baseball game it got me to thinking about the real estate business and an analogy to baseball.
The way I feel these days entering into any transaction is like a pitcher climbing the hill to start the game.  I go into every game (transaction) with the greatest expectations of a game well played.
So, I'm up on the hill, I'm throwing strikes, I've got good stuff going.  Throughout the game I'm getting hitters out, then as we get late into the game there's a routine grounder hit to short (the title company) and he/she boots the ball.  No … (7 comments)

Short sales used to and still are the bain of most Realtors existence.  Now to make matters the R.E.O.'s have become troublesome to deal with.
Where once before we were telling buyers to beware of the short sales and go for an R.E.O., now we can't even dispense this advice with confidence anymore.  You would think with the current financial crisis deepening the banks would want to get these homes off their balance sheets as soon as possible, but their actions speak otherwise.

My business partner and I do a lot of networking with our fellow out of state realtors.  We receive many referrals from these kind soles, and we appreciate them greatly.  However, sometimes the realtors themselves are looking to purchase or sell property in our area.  This is where things become very interesting and very challenging at times.
It always amazes us how realtors treat their fellow realtors.  When realtors become the client they sometimes act and behave worse than any regular client we may ever have.  Doing and having us do things that would surely irritate them as a realtor.  We … (8 comments)

My business partner and I now having much experience from both the listing and purchase side of short sales wish to dispense some advice to our fellow short sale listing agents.
OFFER AT LEAST A FULL 3% BUYER BROKER COMMISSION!
Now, we know that sometimes the lender cuts the commission to 5%.  Well, we at Windermere NEVER cut the buyer's broker commission.  We feel it is doing a disservice to our client, even if in essence the bank is now the client.

These days it takes three times as much effort to gain business and twice as much effort to nurse each transaction through to culmination.  All life's balance is lost in this type of market if you want to survive.  Sometimes the clients don't appreciate it, but at least I feel good knowing that I gave my best effort each day.
I know the long timers out there will say this too will pass.  Let's hope soon.  None of us can keep going at this pace indefinitely.

Having experienced this scenario several times over the last year I can say that I'm probably educated enough to give some advice to the banks and their R.E.O. properties.
Please banks, spend a little money on the properties before you list them and make sure they have major appliances (at least a range/oven) and keep the pools in clean operating condition if possible.
Now, I know I'm going to get responses back from the agents who list these R.E.O. properties stating that the banks do not want to spend additional money on the homes.  However, it seems to me that this is … (1 comments)

Boy do we need it.  As an industry and as a nation.  According to the NAR pending home sales increased in April to their highest levels since October. (Read more here)
Another article in the Washington Post (Read more here) today states that Americans have a more doomy outlook on the economy than the actual numbers are reporting.  My answer to the columnists assertation would be that perception is reality.
